While active adult communities, restricted to households with members age 55 and older, are known for their recreational amenities, not all of them can boast fishing and boating privileges in addition to a swimming pool and walking paths.

At the Gatherings at Shenandoah in Front Royal, Va., Beazer Homes Corp. is building single-family homes and duplex homes in a community with the 120-acre Lake Frederick as its focal point.

Shenandoah has 942 acres in the foothills of the Blue Ridge Mountains, about 90 minutes from Washington, with easy access to Interstates 66 and 81. It eventually will have 2,130 condominiums, duplexes, town homes and single-family homes in a gated community with security.

Lake Frederick has boat-launching points and fishing piers, and the miles of community hiking trails offer woodland and water views. Shenandoah’s 35,000-square-foot clubhouse village complex overlooks the lake and offers casual and formal dining spots and social areas.

A full-time activities director will be scheduling plans for residents. The clubhouse village includes an indoor and outdoor swimming pool, a media center, tennis courts, exercise rooms, a library, a ballroom and a fitness center. A full array of instructional programs and social activities will be organized. Residents also may want to golf at nearby courses or visit nearby state parks and wineries.

Monthly homeowner association fees include access to the clubhouse village along with garbage pickup and front- and side-yard maintenance.

The homes are each designed with a master suite on the same level as the living and dining areas. Each has low-maintenance 6-inch vinyl siding, a two-car garage, an exterior post lamp, professional landscaping and a fully sodded lawn.

Inside, each home has two bedrooms, two baths, hardwood flooring in the foyer, a gas fireplace with a slate surround, crown and chair-rail moldings, a ceiling medallion and six-panel interior doors. The homes have 9-foot ceilings on the main and lower levels, multimedia outlets and a full unfinished lower level with a three-piece bath rough-in. The baths have ceramic tile flooring and tub and shower surrounds, and the kitchens include 42-inch oak cabinets, Corian counters and recessed lighting.

Buyers can finish the lower-level space, add an upstairs loft level with a third bedroom and third full bath and add a sunroom to each home.

The homes have 1,675 to 2,423 square feet, with base prices from $330,990 to $435,990.

The St. Andrews model, with 2,208 square feet, has a base price of $397,990. This detached single-family home has a covered front porch leading into a foyer with an optional tray ceiling. Just off the foyer are a study with a bay window and a living room with optional columns.

Toward the back of the home are a formal dining room with optional columns, a kitchen with a pantry and an adjacent breakfast room with windows on three sides. The family room has a fireplace and a wall of windows facing a covered rear porch.

The first-floor master suite has an optional tray ceiling, two walk-in closets and a private bath with a linen closet, a double-sink vanity and a large shower with a seat. This home has a second bedroom, a second full bath and a laundry room off the garage, along with an unfinished lower level and optional finished loft level.

The Firthshire model, an attached duplex home with 1,850 square feet, is base-priced at $349,990. This home has a covered front porch leading into the foyer, which has an optional tray ceiling. It has an open central kitchen with a dining area and a pantry.

At the back of the house is a great room with an optional coffered ceiling and a wall of windows. The master suite has an optional tray ceiling, a walk-in closet and a private full bath with a linen closet, a double-sink vanity and a large shower with a seat.

On the opposite side of the foyer are a study, a second bedroom, a second full bath, a laundry room and a door to the garage. Buyers can finish the lower level and add a loft level.
