Surround-sound stereo systems, marble baths, bead-board ceilings and smart-house technology — including a personal weather station — are just a few of the elements found in the Iris, a custom home built by Echelon Custom Homes LLC at the Peninsula on the Indian River Bay in Delaware.

Condominiums, villas, town homes and custom homes are available at the Peninsula from the $400,000s to more than $1,000,000. The Iris model home, priced at $2,500,000, can be built exactly as it is by buyers or modified by adding or subtracting features for a true custom home.

The Peninsula, a gated private golf course community with a Jack Nicklaus Signature Golf Course, eventually will have more than 1,400 residences.

In addition to the golf course and golf clubhouse, which is in the design phase, the Peninsula’s amenities include the Lakeside Village Center, a family-oriented recreational center with tennis, basketball and volleyball courts, swimming pools, fountains, restaurants and shops. The fitness facility includes a full-service spa, an indoor swimming pool, hot tubs, a children’s lounge and a teen lounge.

Planned amenities include a man-made wave lagoon overlooking the private beach, a nature center and a kayak center with a dock, boat storage and access to nonmotorized water sports and boating.

The Iris model home takes advantage of a prime location with views of the 13th hole of the golf course from many rooms. The house is wrapped with porches on two levels for outdoor living space and includes a third-level bar for entertaining.

The main level includes a study with a bead-board ceiling, paneled walls and a window seat, with custom-designed cherry bookshelves and cabinets. This room includes a weather station monitor to check on the rooftop weather station, a surround-sound stereo system and high-tech wiring.

A full bath adjacent to the study makes the room convenient for use as an extra guest bedroom, if needed.

The living room includes a coffered ceiling, custom cabinets and a wet bar with a granite counter. A high-definition plasma screen television and a surround-sound stereo system provide entertainment. The mahogany hardwood flooring is complemented by two semicircles of mosaic tile near the doorways to the room.

The adjacent kitchen has a natural-colored bead-board ceiling with cove lighting and a view of the 13th hole of the golf course. The travertine floor has a mosaic design, and the dining area can function for formal or casual dining.

The kitchen includes two types of granite counters, custom cabinets, a center island with a breakfast bar and a mix of GE Profile and GE Monogram appliances. The adjacent walk-in pantry includes custom-designed shelving and an automatic light.

Even the laundry room in this home has received special attention and includes organizational space and shelving to accommodate a large family or plenty of guests. The custom-designed cabinets include pull-out shelves and a pull-out ironing board. The laundry room has a tile backsplash, Silestone counters, a laundry sink and a front-loading washer and dryer with plenty of room for beach towels. A second laundry room on the upper level has a stacked washer and dryer.

The second level’s most distinctive feature is the “octagon room,” which has a cedar bead-board ceiling, exposed beams and a dramatic large ceiling fan. The upper-level porch wraps around this room, which has mahogany flooring and views.

A coffered ceiling with cherry inlays provides a touch of drama in the master suite, which has a surround-sound system, smart-home wiring and a view.

The upper level also includes two bedrooms linked by a connecting bath with a marine theme, including a mosaic tile dolphin on the shower wall. The boys’ bedroom includes bead-board walls and wainscoting with a bead-board barrel ceiling. The girls’ bedroom has bead-board trim with grass-cloth wallpaper and a bead-board barrel ceiling.

The guest suite on this level has a private full bath.

The upper-level bar includes custom millwork, a cupola and custom cabinetry with a built-in humidor for more than 600 cigars.
