Condominium sales might have slowed along with the rest of the housing market in the Washington area, but this housing style continues to appeal to particular groups of buyers: empty nesters, young professionals and first-time buyers.

In Prince George’s County, several builders are developing new condominiums, often located near a Metro station.

Bozzuto Homes Inc.’s Addison at St. Paul’s in Capitol Heights, at 1207 Addison Road, is a gated community of four residential buildings with a clubhouse and tot lots.

The community is close to the Addison Heights Metro station, shops and restaurants.

The one- to three-bedroom homes have 800 to 1,300 square feet, with a washer and dryer, walk-in closets in the master bedroom and large windows.

Each has a patio or balcony, and buyers can add an optional electric fireplace. Some of the buildings have storage facilities and private garages.

The homes are base-priced from $210,000 to $255,000, with condominium fees of $103 to $163 per month.

Chelsea West, a mixed-use development by Wood Partners at 5651 Auth Way in Camp Springs near the Branch Avenue Metro station, includes condominiums, restaurants, shops, entertainment and offices.

The condominiums will have 24-hour concierge services, high-speed Internet access in a business center and Internet cafe, an indoor swimming pool, a rooftop multipurpose court, 9-foot ceilings, granite counters, a washer and dryer, crown moldings and a solarium, balcony or patio. Some homes have a fireplace.

Prices are from the low $200,000s for one-bedroom homes, the upper $200,000s for the one-bedroom-and-den homes, the mid-$300,000s for the two-bedroom homes and from the upper $300,000s for the three-bedroom homes.

Monthly condominium fees range from $178 to $290.

New condominiums are being built at Greenbelt Crossing near the Beltway and the Greenbelt Metro station in Greenbelt, off Md. 193.

The homes will have hardwood flooring, stainless steel appliances and granite counters, with prices anticipated to start in the mid-$200,000s.

At Metroplace at Town Center in Suitland, K. Hovnanian Homes is building 86 homes in its Park Series collections.

These two-level condominiums each have a one-car garage, two or three bedrooms, 21/2 baths and 1,323 to 2,042 finished square feet.

Standard features include hardwood flooring in the foyer and powder room, 9-foot ceilings, a gas fireplace and ceramic tile flooring in the full baths.

Metroplace is across the street from the Branch Avenue Metro station. A shopping center is planned adjacent to the development.

The homes are base-priced from the upper $200,000s to the mid-$300,000s, with monthly condominium fees of $142.

Kettler, formerly KSI Services Inc., is building 242 condominium homes at Midtown Largo Station in Largo, a community with a two-level clubhouse, a staffed front desk, a multimedia screening room, a conference room, residents’ lounge with a sports bar and game tables, an outdoor swimming pool, an indoor basketball court and concierge services.

Midtown Largo Station is two blocks from the Largo Metro station and within walking distance of FedEx Field and shopping.

The condominiums have one or two bedrooms, one or two baths, 9-foot ceilings, large windows, walk-in closets, ceramic tile flooring in the kitchen and baths, and 42-inch cabinets, a pantry, granite counters and stainless steel appliances in the kitchen. Some include a den.

The homes have 686 to 1,347 finished square feet, with base prices from the mid-$200,000s to the low $400,000s.

Condominium fees are $277 to $440 monthly.

Plans for National Harbor, a mixed-use development by the Peterson Co. LC on the Potomac River in Oxon Hill, call for a section of condominiums to be built.

The National Harbor Web site reports that residential development has been approved for the site, with marketing set to begin later this year and homes to be built by 2008.

Monument Realty LLC has plans to build condominiums known as Northgate Condos at 8430 Baltimore Ave. in College Park as part of a mixed-use development.

At 1 Independence Plaza, the condominium section of the University Town Center mixed-use development, residents will be able to enjoy a development with on-site entertainment including a movie theater, shops and restaurants.

Developed by University Town Center, 1 Independence Plaza is located off East-West Highway on the Green Line near the Prince George’s Plaza Metro station.

The community will include 24-hour concierge services, a controlled access garage and a clubhouse with a patio. The development will include one- and two-bedroom homes priced from the mid-$200,000s to the mid-$400,000s.

Monthly condominium fees range from $202 to $378.

The homes have high ceilings, a washer and dryer, ceramic tile flooring in the kitchen and baths and a kitchen with stainless steel appliances, maple cabinets and granite counters.

Wood Partners is building condominiums at Tribeca at Camp Springs as part of the Town Center at Camp Springs at the Branch Avenue Metro station, a mixed-use development with shopping, dining and entertainment.

Shops and boutiques will be on the street level of the buildings, and the development includes concierge services, a clubroom, a fitness center and a swimming pool.

The one-, two- and three-bedroom homes have stainless steel kitchen appliances and granite counters. The homes are priced from the upper $200,000s, with monthly condominium fees of $267 for the smallest one-bedroom home to $442 for the premium three-bedroom home.

Ryan Homes is building high-rise condominiums at Westchester Park off Kenilworth Avenue less than a mile from the Beltway in Greenbelt.

These two-bedroom, two-bath homes have 1,400 square feet, with hardwood flooring in the foyer, ceramic tile baths and a washer and dryer. The penthouse-level homes include a loft that adds 300 square feet of living space. Priced from the upper $290,000s, these homes have a monthly condominium fee of $423.

Goodier Builders Inc. is building one-, two- and three-level condominiums homes at the Delight in the planned community of Fairwood.

Each of the one-level homes, in a midrise building, includes one reserved underground parking space. The two- and three-level homes each come with a two-car garage.

The homes range from 1,434 to 2,000 finished square feet, with a balcony or patio, a full size washer and dryer, a den and a fireplace in the living room.

Some of the two or three bedroom homes, each of which has 21/2 baths, include two balconies.

Ryland Homes is building town-home-style condominiums at Watkins Place in Upper Marlboro, each with two or three bedrooms, 21/2 baths and a garage. The homes, which have 1,197 to 2,068 finished square feet, are priced from $343,990 to $428,990, with a monthly combined homeowner and condominium fee of $160.

In Anne Arundel County, Sturbridge Homes is building 144 condominium homes at the GrandView at Annapolis Towne Centre at Parole, where residents can walk to shops and restaurants.

The GrandView has a rooftop swimming pool, a fitness center, a massage room, a social club, concierge services and garage parking.

The homes feature a covered balcony, two or three bedrooms, two or three full baths, a powder room, ceramic tile flooring in the foyer, kitchen and baths; 10- and 11-foot ceilings and granite counters in the kitchen.

The homes have 1,368 to 3,654 finished square feet, with base prices from the $600,000s to $2,000,000.

Monthly condominium fees begin at $462 and rise according to each individual home.

R.R. Parks Construction Co. is building condominiums at Park Place in Annapolis, a retail and office complex with concierge services, a swimming pool, a fitness center and a location within walking distance of historic downtown Annapolis.

The homes have balconies or terraces, secured underground parking, crown moldings, a fireplace, granite counters and G.E. Profile appliances in the open kitchen, and a full-size washer and dryer.

Some 24 different floor plans are available with one to three bedrooms and one or two full baths. Some include a powder room.

The homes are priced from the mid-$500,000s to less than $2,000,000, with monthly condominium fees averaging less than $500.
