Older adults today want to stay close to their friends and family rather than relocate across the country, but they do want to move into developments with low or no-maintenance housing and plenty of on-site recreational amenities for staying physically and emotionally fit.

Several active adult developments are under construction in Maryland’s Howard and Prince George’s counties. Each community, which limits ownership to households with a member age 55 or older, includes homes with a first-floor master suite or one-level living in a condominium or rambler-style home.

Pulte Homes Inc. has begun sales on 171 villa-style homes with first-floor master suites at the Cloisters at Village Crest in Ellicott City, a private wooded section of the planned community of Taylor Village.

The homes each include a garage, hardwood flooring in the foyer and powder room, gas heat, 9-foot ceilings on the main level, 2 baths, moldings, ceramic tile flooring in the full baths, and 42-inch oak kitchen cabinets.

Planned recreational amenities include indoor and outdoor swimming pools, fitness center and tennis courts, plus the development is located close to Ellicott City’s shops and business center.

One of the development’s two clubhouses is open. The second is under construction.

The Milton villa, with 2,249 square feet, includes three bedrooms, 2 baths, a great room, a library, a dining room, hardwood flooring in the foyer and a two-car garage.

The villas are base-priced from $464,990 to $529,990. Combined condominium and homeowner association fees are $296.25 per month.

NVHomes is building its Bella Via model at the Courtyards at Waverly Woods East, a planned community with a golf course, putting green, swimming pool, clubhouse and tennis, boccie and croquet courts.

A grocery store and other shops are within the community.

The homes, which are priced from the upper $400,000s, have a first-floor master suite with a walk-in closet, living room with columns, a dining room, a family room and a kitchen and breakfast area. The second floor has two more bedrooms, a full bath, a loft and a storage room, and the lower level includes a finished recreation room.

The monthly homeowner association fee is $283.

Ryan Homes is building 18 condominium buildings in the same community, in the section known as Hearthstone at Village Crest, where two condominium model styles are available with prices from the $250,000s.

Village Crest will offer its residents three swimming pools, a clubhouse and a senior center. A community trolley service will take residents to and from downtown Ellicott City.

The condominiums will include hardwood foyers, ceramic floors in the baths, crown and chair-rail moldings, a washer and dryer and 42-inch kitchen cabinets.

The Hampton Court Classic model has an open kitchen, open living and dining areas, a sunroom with access to the patio or balcony, two bedrooms, two full baths and a storage closet.

Beazer Homes Corp. is developing the Gatherings at Lyndwood, a gated community of condominiums in four-story elevator buildings with stone and brick facades, an intercom and an automatic locking door in the lobby and garages.

Residents at Lyndwood have views of the fairways of the Timbers of Troy public golf course adjacent to the community.

Recreational amenities will include a swimming pool, tennis and boccie courts and a clubhouse.

Eight buildings will have 216 homes priced from the high $200,000s to the low $400,000s.

The homes each include two bedrooms, crown and chair-rail moldings, 9-foot ceilings, tray ceilings in the living room and master suite and two full baths.

At Hearthstone at the Courtyards of Waverly East in Woodstock, Ryan Homes is building both condominiums and villa homes in a planned community with a golf course, putting green, swimming pool, clubhouse and tennis, boccie and croquet courts.

A grocery store and other shops are right in the community. The condominiums have two bedrooms, two baths, 9-foot ceilings, hardwood flooring in the foyer and the options of adding a sunroom and a fireplace.

The condominiums are priced from the mid-$200,000s, with a condominium fee of $328 per month.

At Hearthstone at Ellicott Meadows, Ryan is building villas and single-family homes in a community with an array of recreational amenities. Patriot Homes and Ryland Homes are selling houses at Snowden Overlook in the planned community of Columbia.

This development includes a guarded gatehouse, a clubhouse including an exercise room, sauna, media room and meeting rooms, and a swimming pool with a children’s pool for visiting grandchildren.

Within the Columbia area residents will find plenty of additional recreational and entertainment opportunities.

Villas from Ryland Homes include stone fronts, first-floor master suites and privacy fencing and are base-priced from $492,990 to the mid-$500,000s, with homeowner association fees of $495 per month.

High-rise condominiums are priced from $379,000 to the mid-$400,000s, with homeowner association and condominium fees combined of $664 per month.

Patriot is offering three styles of villa homes, each with a first-floor master suite, three additional bedrooms and 2 baths. The homes have a mix of vinyl siding, stone and brick facades, a two-car garage, and up to three finished levels with two-story foyers with hardwood flooring.

Prices start in the mid- to upper $400,000s with condominium fees of $303 per month.

Stavrou Associates Inc., a Lanham-based developer, has designed Cameron Grove in Upper Marlboro, which will feature about 860 homes, all set on 162 acres that include tree-lined boulevards and cascading fountains.

Amenities include walking and biking trails, ponds, gardens and pavilions, tennis courts and a 14-acre park with a softball field, a golf chipping range and a pet park.

The town center has a garden with a fountain and a resort spa and health club. Other facilities include a fitness center, indoor and outdoor swimming pools, a performing-arts center, a movie theater, a sports bar, a billiards room, craft studios, libraries and a business center.

Condominiums, base-priced from $210,000 to $313,000, have one or two bedrooms, a den/solarium off the living room, a dining area and one to two baths.

Condominium fees for a two-bedroom home are $106 per month, with an additional $69 for the homeowner association fees.

The two-bedroom cottages, with 1,478 to 1,571 square feet, feature a one- or two-car garage, two full baths, formal living and dining rooms, a large eat-in kitchen and a covered front porch. The cottages are priced from $419,000 and up.

Monthly homeowner association fees are $157.

Single-family homes with 1,490 to 2,214 finished square feet on one level are priced from $549,000, with monthly homeowner association fees of $187. These two-bedroom, two-bath homes have a two-car garage.

Slenker Land Corp.’s Central Parke at Victoria Falls in Laurel will have 609 homes when the community is complete. Housing options will include 250 condominiums with elevators and garages, priced from the upper $200,000s by Sturbridge Homes, and 112 single-family houses placed on cul-de-sacs built by Michael Harris Development, priced from the low $500,000s.

Craftstar Homes Inc. and Drees Homes Co. are building 247 villas, with the Craftstar models priced from the mid-$300,000s and including a one- or two-car garage, while the Drees models include a two-car garage and are base-priced from the high $400,000s.

The clubhouse features an indoor and outdoor swimming pool, a sauna, a fitness center, billiards room, a business center and a terrace.The community has nature trails and a full-time lifestyle director, as well as a community maintenance program. Monthly homeowner association fees are $179 for the condominiums, $218 for the villas and $255 per month for the single-family homes. Condominium owners also pay $235 to $286 per month for condominium fees.

Resort-style amenities within a gated community are offered by Ryan Homes at the Signature Club at Regent Park in Mitchellville, where residents are close to Metro and the Capital Beltway.

A community swimming pool and clubhouse for dining with family and friends will be the focal point for the development.

The condominiums feature 1,380 square feet with a patio or balcony in secured elevator buildings. Base-priced from the mid-$200,000s and up, each home has two bedrooms, two baths, an open living and dining area, a sunroom leading to the patio or balcony and an optional fireplace.

Condominium fees are $423 per month. Ryan is also offering its Stonehurst villa home at Regent Park, an attached home with the space of a single-family home and a one or two-car garage, priced from the low $400,000s.

Homeowner association fees for the villa owners are $273 per month.
