Active adult communities cater to households with members age 55 and older who are looking for a lifestyle change.

Buyers want to give up home-maintenance tasks in exchange for the freedom of spending leisure time on their own interests and living with neighbors in the same phase of life.

Developers of these communities focus on providing the low-maintenance lifestyle and recreational amenities that appeal to semiretired or retired older adults.

At Carroll’s Creek in Gambrills in Anne Arundel County, Centex Homes opted to design an active adult community directly across the street from a shopping center so residents can have quick access to shops and restaurants without needing to drive.

The development of midrise condominium buildings with elevators has a campuslike setting centered on the community clubhouse. The clubhouse has a fitness room and game room and an outdoor swimming pool. Walking and biking paths meander through the open spaces in the neighborhood.

Power for the community’s common areas will be provided by wind power from Clean Currents, which produces electricity with zero greenhouse-gas emissions. Residents will have the option of buying renewable power for their homes through a wind-power contract.

Carroll’s Creek homes have energy-efficient gas heat and gas hot water, with energy-efficient windows. The buildings have brick and 6-inch beaded vinyl siding, with a one-car garage and one designated parking space for each residence.

The complex has sodded lawns, professional landscaping and decks, patios and balconies for the homes.

Inside, standard features include high ceilings, crown moldings in the living room and dining room, multimedia wiring and a master bath with a tub, a separate shower and double-sink vanities. Each kitchen has 42-inch oak flat-panel cabinets and a storage pantry. Centex Homes has more than 1,500 interior options for buyers to add to their homes, including a fireplace, kitchen upgrades and a tray ceiling.

The homes range from 1,300 to 1,751 square feet, with base prices from $289,990 to $329,990. Monthly condominium/homeowner association fees are $250.

The Bailey model, with 1,318 square feet, is priced from $289,990. This home has an open kitchen with a half wall facing the central dining room.

The living room has a triple window and a door to the patio. The master suite has a separate sitting area, a walk-in closet and a bath. The second bedroom has a standard closet and an adjacent full bath. The laundry room is next to this bath.

The Andover model, with 1,535 square feet, is priced from $309,990. This model has a central living room with a sliding glass door to the balcony.

The adjacent dining room is defined by four columns, and the open kitchen has a knee wall separating it from the living room. The laundry room is off the kitchen.

The master bedroom has a walk-in closet, a second closet and a bath. The second bedroom has an adjacent full bath.

The Colchester model, with 1,617 square feet, is priced from $319,990. This home has a central living room with a sliding glass door to the balcony and a separate dining room with columns and windows on two sides. The kitchen has a breakfast alcove with a double window.

The master suite is in a separate wing with a walk-in closet, a standard closet, a bath and an adjacent laundry room. The second bedroom and second full bath are near the living room.

The Davenport model, with 1,751 square feet, is priced from $329,990. This home has a laundry room and a closet off the foyer, with a central dining room. The living room has windows on two sides and a glass door to the deck. The kitchen has a sliding glass door to the deck.

The master bedroom has a walk-in closet and a bath. Two additional bedrooms share a hall bath.
