Brookfield Homes Corp. is building 627 single-family homes on 4,000- to 6,000-square-foot sites at Morris Farm in Gainesville, a planned community with swimming pools, parks, walking trails and an elementary school.

Each home in this Prince William County community will include raised- panel shutters, a sodded front, side and rear yard, maintenance-free vinyl siding and professional landscaping. A one- or two-car garage is optional.

All three models feature three bedrooms; two or three full baths and one half bath; hardwood floors throughout the main level, 9-foot ceilings on the main level, an oak staircase, crown moldings, 42-inch birch or oak cabinets, granite counters and a pantry in the kitchen; ceramic tile floors in the baths; a high-tech wiring system; a full unfinished basement; and gas heat.

The homes have about 1,238 to 1,614 finished square feet, and base prices range from $279,990 to $304,990. Homeowner association fees are $155 per month, including Internet and cable service.

The Middleton model has 1,398 square feet and is priced from $289,990. This home features a powder room and a closet off the foyer, which has double doors leading into the formal living room or optional study.



The dining room in the center of the main level opens into the family room. The kitchen includes a breakfast bar, which is open to the family room.

Upstairs, the master suite has a walk-in closet and a private bath. Two more bedrooms, a second full bath and a laundry room complete this level.
