The redevelopment of the 60-acre site of two former public housing projects, Stanton Dwellings and Frederick Douglass Dwellings, in the Congress Heights neighborhood of Southeast Washington has encouraged a revitalization of the community. Henson Ridge, a mixed-income development of 600 new homes at Alabama Avenue and Stanton Road, is in the second and final phase of sales.

The first phase of 152 for-sale homes has sold out. An additional 124 rental homes were available in the first phase, which broke ground in 2001. More than 300 three-level town homes are being completed in phase two, priced from the low $300,000s for up to 2,000 square feet with two to five bedrooms.

A new supermarket is under construction directly across Alabama Avenue from Henson Ridge as part of the rehabilitation of the Shops at Park Village. Residents can walk to the Congress Heights Metro station and have easy access to the new Nationals baseball stadium, downtown Washington, the ARC community center and the Southeast Tennis and Learning Center.

The town homes have been built in a traditional neighborhood design with sidewalks and alleys for easy access and include a mix of Colonial, Victorian and Craftsman-style exteriors. Some homes have brick fronts, bay windows and front porches.

Inside, the homes have open, flexible floor plans to accommodate families of all sizes. Each home includes energy-efficient Andersen vinyl-clad windows, energy-efficient gas heat with a digital thermostat and a quick-recovery 50-gallon gas water heater.

The homes have 8-foot ceilings, oak kitchen cabinets, stainless steel sinks and coordinated kitchen appliances. Other standard features include polished brass door hardware, ceramic tile tub and shower surrounds, generous closet space, carpeting in designated areas, prewiring for telephone lines and cable television and washer-dryer hookups.

Buyers can customize their homes with a master bath upgrade, hardwood flooring and/or granite counters.

The Fitzgerald floor plan has an open living and dining room on the first level. This level has a powder room and a rear kitchen with a closet for a washer and dryer, along with a back door. The second level has two bedrooms that share a connecting full bath with a double-sink vanity. The first bedroom has a walk-in closet, and the second has a standard closet. The third level has a third bedroom, a full bath and a spacious activity room for casual family living.

Three alternate third-level floor plans are available, including one with a smaller activity room and two bedrooms. Another plan has three bedrooms upstairs, while another has a master bedroom with a double closet, a study and a bath with a tub, separate shower and double-sink vanity.

The Ellington model has a living room in the front of the first floor with a rear kitchen and dining room. The second level has two bedrooms that share a full bath. The third floor has an open activity room. An alternate floor plan has a master bedroom with a bath, a double closet and an adjacent study with a built-in desk.
