New home developments are few and far between within the District’s boundaries, with the exception of condominium buildings or small clusters of single-family homes or town homes.

At Capitol Gateway, A&R; Cos. and Henson Development Co. Inc. have partnered to build a suburban-style community of town homes, duplexes and single-family homes.

Located on the corner of East Capitol Street and 58th Street Northeast, Capitol Gateway is across the street from the Capitol Heights Metro station.

The community includes a tot lot and green space, and plans call for commercial development in 2009, including a national chain supermarket.

Base prices for the homes start in the upper $300,000s for the town homes and duplexes, rising into the low $500,000s for the single-family homes.

All three types of homes have three bedrooms, 2½ baths, 9-foot ceilings on the first floor, crown moldings and a ceramic tile foyer. Standard features include granite counters and 42-inch cabinets in the kitchen, hardwood flooring on the first floor, recessed lighting and a vaulted ceiling in the master bedroom, a covered porch and a one-car garage.

The homes have brick or vinyl siding exteriors and a yard. Buyers can add a deck or a fireplace.

The two-story duplexes and town homes have basements with a garage, a storage and utility room, a laundry room and a staircase to the main level. Buyers can add a powder room to this level.

The main level has a covered front porch surrounding the front door, which opens into a foyer with a closet and a powder room. The living room opens to the dining/family room, which has a pass-through to the kitchen.

An alternate kitchen layout has a breakfast bar instead of the pass-through.

Upstairs, the master bedroom has two walk-in closets and a private full bath with a tub and separate shower. Two more bedrooms share a full hall bath with a linen closet.

The three-story duplexes and town homes have similar floor plans on the main and upper levels, but with a lower-level entrance with a covered front porch. The three-level homes have a one-car garage with a front or rear entrance, a storage and utility room and a laundry room. A powder room and closet are located off the foyer. The main level in this model does not have a powder room.

The Presidential single-family home model has a front porch with columns and a front door leading into the foyer, which has a double-door closet. This home has a living room with crown molding. A fireplace is optional.

The main level has a powder room and a separate breakfast room with windows on two sides and a door to the garage. The kitchen, which includes a pantry, is between the breakfast room and the dining room. The formal dining room has a bay window and both crown and chair-rail moldings.

The lower level has a family room with a powder room, a laundry room and an unfinished section for storage. A fireplace is optional.

Upstairs, the master bedroom has a walk-in closet and a second closet. The master bath has a corner tub with windows on two sides, a separate shower and a double-sink vanity. This level has two more bedrooms and a second full bath.
