As energy costs rise and consumers become more aware of their own impact on the environment, builders are devoting more time and technology to creating energy-efficient homes. “Green” building methods also focus on creating a healthier home, with better air circulation and the use of products that can reduce allergic reactions and asthma attacks.

While green features may be part of the attraction of the new Five Gables at Sunpoint mansion at 726 Sunpoint Road in Davidsonville, Md., this luxurious residence has compelling features such as a 5.29-acre homesite and 12,000 square feet of living space. High Tec Homes LLC is completing construction on this home, which is now on the market for $2,999,950.

This Energy Star-certified home features 11 separately controlled heating and cooling zones, and is constructed with an ECO-Block foundation, a 2-inch-thick insulated concrete form used for the basement walls to insulate the house, and reduce noise and wind resistance. Open-cell foam insulation in all exterior walls, the roof and some interior walls eliminates drafts, while a fresh air recuperation system keeps the air healthy.

The home has a geothermal heating and cooling system, two gas water heaters and a booster pump to equalize the water pressure and a circulating pump.

The home features a Web-based whole-house control system, a security system, lighting controls and an interior/exterior camera system.

The home has four floors, three above-grade and a basement with a walk-out to the swimming pool.

The heated pool is surrounded by a paving stone patio and has an adjacent propane fire pit.

The yard is professionally landscaped and has an irrigation system. The deck has space for buyers to add an eight-person hot tub and an outdoor kitchen, and there are several additional patios and outdoor sitting areas. The property has space to add stables, sports courts or other outbuildings.

Inside, there are 10-foot ceilings on three levels, wood staircases, hardwood flooring on most of the main level, seven bedrooms, six full baths, a powder room, four fireplaces, and a central vacuum system that sends particles outside. The sunroom has six programmable skylights.

The kitchen has cherry cabinets and granite counters, with a ceramic tile backsplash and heated ceramic tile flooring. Professional-quality stainless steel appliances include an induction cooktop and a wine cooler.

Each bathroom has heated tile flooring, and most have separate tubs and showers with such high-tech features as aromatherapy, digital control of whirlpool jets and multicolored lighting. The master bath has granite counters and floors and a granite shower, along with a steam shower with more than 15 shower/massaging heads.

The main level has a two-story foyer with a curving staircase, a formal dining room with a boxed ceiling and a living room. One wing of this level has a library with French doors and a transom leading to the deck, a linen storage closet and guest suite with a window seat and a private full bath.

A sun deck wraps around the back of the house and is accessible through multiple sets of French doors including the library, the sunken family room and the sunroom.

The family room has a fireplace and built-in bookshelves. Adjacent to the family room are the sunroom, which has three walls of windows, the breakfast area and the center-island kitchen.

Additional first-level spaces include a butler’s pantry, a walk-in pantry, a powder room, a mudroom and a second rear staircase to the upper and lower levels.

The second-level master suite has a tray ceiling in the bedroom, a separate sitting room, a fireplace, two walk-in closets and a luxurious bath. The second bedroom has a private full bath and a tray ceiling. The third and fourth bedrooms share a connecting bath with a double-sink vanity.

The second-floor media room has a tray ceiling and a private full bath. Just off the media room is a home office or a fifth bedroom with two closets. This level also has a linen closet and a laundry room.

The third floor has a bonus room for flexible use.

The lower level has an open recreation room, a second laundry room, a media room, a home office and a home gym with space for a sauna/massage area. This level also has a full eat-in kitchen with a breakfast bar.
