As the new year begins, some home buyers may decide they are tired of waiting to decide to purchase a new home. Rather than wait months for a new home to be constructed, eager buyers sometimes opt for an “immediate-delivery” home, one that is ready for them to move into as soon as a settlement date can be arranged.

Immediate-delivery homes appeal to families relocating from out of the area who may prefer to settle into a new home right away rather than rent a home while they search for a permanent residence.

Some buyers believe immediate-delivery homes are bargains, but they are not necessarily less expensive than other homes in a development. Sometimes they even can seem more expensive because an array of optional features have been added and have increased the total asking price.

Though builders may offer discounts on these homes, the main difference between an immediate-delivery home and one a purchaser contracts to have built is that the optional features already have been chosen and put in place. For example, rather than having the opportunity to choose between maple and oak kitchen cabinets, the buyer must accept the cabinets that already have been installed.

Room extensions, sunroom additions, finished basements and finished attics all can be among the usually optional features that are part of the finished package.

Immediate-delivery homes are on the market for a variety of reasons. Sometimes they have functioned as the models for a new community that is completely sold. Others are homes that were under contract but have been placed back on the market. Sometimes when builders have just a handful of lots to complete in a community, they choose to finish the remaining homes so they can move on to another development.

Buyers interested in purchasing an immediate-delivery home can check the Web sites of local builders for their listings and ask the sales representatives at specific communities if there are any homes ready for a fast move-in date.

The following immediate-delivery homes in Montgomery and Prince George’s counties were listed on the Web sites of various builders and may or may not remain available at the time of publication.

Town homes, condominiums and single-family homes are all available as immediate deliveries.

Craftmark Homes Inc.

An Oakton Alternative model at Clarksburg Village in Montgomery County is priced at $806,805. This four-bedroom, 3½-bath home has a brick and stone front on a wooded homesite.
