As the baby-boom generation heads into retirement, aging adults are leading the way to a new lifestyle, different from traditional retirement.

Rather than pulling back from work and friends and family, today’s over-55 generation is ready to pursue new interests. Developers are designing active adult communities, restricted to households with members age 55 and older, to accommodate the enthusiasm of this age group for physical fitness and social pursuits.

Active adult communities generally include a community center for organized social activities and gatherings, along with walking trails, a fitness center and sometimes a swimming pool, or at least easy access to these facilities. Besides wanting quick access to recreational amenities, buyers in active adult communities often want one-level living in a villa or condominium - or a first-floor master suite with additional guest bedrooms on another level.

Residents in these communities can build more free time into their schedules to take advantage of recreational activities by living a low-maintenance lifestyle with fewer household chores such as lawn maintenance and snow removal.

Several active adult communities are under development in Howard and Prince George’s counties, particularly in Ellicott City.


m Pulte Homes Inc. has begun sales on 171 villa-style homes with first-floor master suites at the Cloisters at Village Crest in Ellicott City, a private wooded section of the planned community of Taylor Village. Each home has a garage, hardwood flooring in the foyer and powder room, gas heat, 9-foot ceilings on the main level, 2 1/2 baths, moldings, ceramic tile flooring in the full baths and 42-inch oak kitchen cabinets.

Recreational amenities include indoor and outdoor swimming pools, fitness center and tennis courts, plus the development is close to Ellicott City’s quaint shops and convenient business centers. The development has two clubhouses, one designated for active adult residents only. The Milton villa, with 2,249 square feet, includes three bedrooms, 2 1/2 baths, a great room, library, dining room, hardwood flooring in the foyer and a two-car garage. Located across from the Long Gate Shopping Center and a short walk from the renovated YMCA in Ellicott City, the development is also near shops, restaurants and entertainment in Columbia as well as Ellicott City. The Timbers at Troy Golf Club, Rockburn Branch Park and Patapsco Valley State Park are nearby. Sales for the two-bedroom, two-bath condominiums, which each have a one-car garage and from 1,439 to 1,963 square feet, are anticipated to begin later this summer. m Stavrou Associates Inc., a Lanham-based developer, has designed Cameron Grove in Upper Marlboro, which will feature about 860 homes on 162 acres, with tree-lined boulevards and cascading fountains. Amenities include walking and biking trails; ponds, gardens and pavilions; tennis courts; a 14-acre park with a softball field, a golf chipping range and a pet park. The town center has a garden with a fountain and a resort spa and health club. Other facilities include a fitness center, indoor and outdoor swimming pools, a performing-arts center, movie theater, sports bar, billiards room, craft studios, libraries and a business center.

Base-priced from $210,000 to $313,000, the condominiums have one or two bedrooms, a den-solarium off the living room, a dining area and one or two baths. Condominium fees for a two-bedroom home are $106 per month, with an additional $69 for the homeowners fees.

The two-bedroom cottages, with 1,478 to 1,571 square feet, feature a one- or two-car garage, two full baths, formal living and dining rooms, a large eat-in kitchen, and a covered front porch. The cottages are priced from $419,000 and up. Monthly homeowner association fees are $157. Single-family homes with 1,490 to 2,214 finished square feet on one level are priced from $549,000 and up, with monthly homeowner association fees of $187. m Slenker Communities’ Central Parke at Victoria Falls in Laurel will include 609 homes when the community is complete. Craftstar Homes Inc. and Drees Homes Co. are building villas, with the Craftstar models priced from the mid-$300,000s and including a one- or two-car garage, while the Drees models include a two-car garage and are base-priced from the upper $300,000s. The Resort Club has an indoor and outdoor swimming pool, sauna, fitness center, billiards room, business center and a terrace. The community has a full-time lifestyle director and nature trails.

The community association’s on-lot maintenance program includes lawns, shrubs and tree-trimming, mulching, gutter cleaning and snow shoveling.
