Active adult communities, limited to households with members age 55 or older, are increas-

ingly popular in the Washington area. Local governments often approve of such developments because they do not create additional pressure on schools. In addition, the majority of residents are not expected to commute regularly, so traffic concerns associated with a new housing development are not an issue.

Active adult communities are geared to an aging population, but one that has no intention of slowing down physically or socially. Recreational amenities and planned activities are usually part of the development, and the homes are designed with either a one-level floor plan or at least a first-floor master suite that makes aging in place easier.

At Potomac Green in Ashburn, a 300-acre Del Webb Corp. active adult community, amenities include a shuttle bus service and a full-time activities director. This gated community provides all yard maintenance for the homes.

Recreational amenities include a clubhouse, a fitness center, a ballroom, a library, a lounge with billiards, swimming pool, tennis and boccie courts, walking trails, a practice green and community garden plots.

Centex Homes is building 724 homes, including condominiums, villas and single-family homes, at Potomac Green. The monthly homeowner association fee of $265 includes yard maintenance and all recreational amenities.

The condominiums, base-priced from $239,990 to $344,990, have 833 to 1,956 square feet. These homes have one to three bedrooms with one or two baths, 9-foot ceilings, ceramic tile flooring in the foyer, kitchen, baths and laundry room; a bath with a tub and separate shower, a washer and dryer and high-tech wiring. The kitchens have 42-inch oak or maple cabinets and granite counters.

The Pinehurst model, with 1,956 square feet, is priced from $344,990. This home has a great room that has a bump-out with a triple window, a kitchen with a breakfast bar and a formal dining room. A closet and laundry room are off the foyer. The master suite has a walk-in closet with a bath, while the second bedroom has a full bath across the hall.

The villas, base-priced from $306,990 to $311,990, have 1,919 to 1,973 square feet. The single-family homes, base-priced from $345,990 to $409,990, have 1,673 to 2,489 square feet.

The villas and single-family homes have professional landscaping, 6-inch beaded vinyl siding, a two-car garage and a brick or stone front water table. Inside, standard features include 9-foot ceilings, ceramic tile flooring in the foyer, kitchen, baths and laundry room; a master bath with a tub and separate shower, gas heat, high-tech wiring and a gas water heater. The kitchens have either Corian or granite counters with 42-inch oak or maple cabinets and recessed lighting.

The Powell single-family home, with 1,662 square feet, is priced from $349,990. This home has a front porch, a foyer, a den with a walk-in closet and a central formal dining room with columns. At the back of the home are the kitchen, breakfast nook and a family room with two walls of windows. The master suite has two walk-in closets and a bath. The second bedroom has a standard closet and an adjacent full bath. A laundry room is nearby. Buyers can add a second floor with a loft, a full bath and a third bedroom with a walk-in closet.
