Ryan Homes is building 900 single-family homes at the Lakes at Brookside in Warrenton, a planned community of over 1,000 acres with five lakes, where amenities include two swimming pools with clubhouses, walking trails, tennis and basketball courts, playgrounds and a planned lakeside promenade with shops.

The community is close to Old Town Warrenton and Gainesville for shopping and entertainment.

Each home in this Fauquier County community will include 4-inch siding, a sodded lawn and a two-car garage. Some homes feature brick and stone on the front.

Inside, all models feature three or four bedrooms with two full baths and one half bath; hardwood floors in the foyer, 9-foot ceilings on the main level, cabinets with crown moldings and a pantry in the kitchen; pre-wiring for cable, Internet and phone; and gas heat and hot water.

The homes have about 1,700 to 5,000 finished square feet. Base prices range from $344,990 to $449,990. Homeowner association fees are $65 per month.

The Milan model has 3,200 square feet and is priced from $374,990. This home features a formal living room adjacent to the foyer. Just beyond the living room is the formal dining room.

Across the back of the home are an open family room with an optional gas fireplace and a breakfast bar. The kitchen has an optional island and a breakfast area. A mudroom and powder room are nearby.

This level has a master suite and private bath, loft, two more bedrooms, a second full bath and a laundry room. The loft can be converted to a fourth bedroom.

Options include finished lower levels, morning rooms, studies, fireplaces, extra bedrooms and luxury master baths.
