Green building may be the industry’s catchphrase of the moment, but the Green Homes at the Greenbrier, a new neighborhood inside the Greenbrier Sporting Club in White Sulphur Springs, W.Va., represent a long-standing tradition of environmental preservation by the developers of this community.

Steve Schram, has designated over 5,000 acres of permanent open space, preserved 13 miles of riverfront land and 15 miles of ocean frontage in their developments. At the Greenbrier Sporting Club, new homes are limited in their total square footage to protect the surrounding environment.

Home sites at the Green Homes range from 1 to 6 acres, with 100-mile panoramic views of the Greenbrier valley, the Snead golf course and the Greenbrier resort. Residents within the Green Homes neighborhood, which is part of the Summit Village, have access to 20 miles of biking and hiking trails; the Summit Lodge; an outdoor amphitheater; the Activities Barn, which has an infinity pool; a game room with shuffleboard and other amenities; and basketball and volleyball courts. Residents are members of the Sporting Club, which means they also have access to the golf course, a spa, an equestrian center, a sports complex and a members’ lodge.

Homeowners must pay a one-time, resident club membership fee of $140,000 and annual dues of $11,000. The Green Homes are base-priced from $1,450,000 to $1,950,000, while the lots range from $500,000 to $1,100,000.

Environmentally friendly and recycled materials are at the heart of the Green Homes, which feature custom-made solid-wood doors from reclaimed wood and high-performance windows. All exterior trim, siding, decks and porches are made from cedar, Southern yellow pine and ipe wood from sustainable forests that are carefully managed (to replace felled trees with seedlings). Western red cedar shakes, siding and trim are also from sustainable forests. The homes have a post-and-beam frame with native stone on the walls, fireplaces and chimneys.

Inside, the homes have interior doors made from straight grain fir (from sustainable forests), reclaimed wood floors, locally sourced soapstone counters, reclaimed or recycled glass backsplashes, tiles and shower doors, a reclaimed stone fireplace and Energy Star-rated lighting fixtures and appliances. The homes have a built-in recycling system, a roof water collection system for irrigation, permeable pavement walkways that allow storm water to pass through to the soil below, and a central vacuum system.

Buyers can customize these homes with specialty appliances; furniture, fabric and accessories made from reclaimed or rapidly renewable resources; a swimming pool and supplemental renewable energy sources from a geothermal system that relies on a ground-source heat pump that takes heat from the ground.

The Wright model has 3,645 square feet, including decks and porches, and is base-priced at $1,450,000. This home features an open floor plan with a great room with a fireplace and two sets of French doors leading to the deck and covered porch. The first level of this home has a formal dining room with a door to the covered porch, a foyer, a kitchen with a breakfast bar, a mudroom, a powder room and closet. The first-floor master suite has a corner fireplace, French doors to the deck, a walk-in closet and a luxury bath with a soaking tub, a separate shower and two separate vanities.

The lower level features a guest suite with a fireplace, a walk-in closet and a luxury bath, two additional bedrooms, an office, a full bath, a laundry room and multiple doors to a wraparound porch.

The Huntington model features 5,548 square feet, including decks and porches, and is base-priced at $1,450,000. This home has five bedrooms, five full baths and two powder rooms on three levels.

The main level has a covered front porch, a deck and covered back porch, along with a first-floor master suite, a two-story great room with a fireplace and a dining room that opens to the center-island kitchen. Upstairs are additional bedrooms, bathrooms and a play area. The lower level has a game room and more bedrooms and baths, plus access to a wraparound porch.
