Ryan Homes is building 900 town homes, condominiums and single-family homes at Kirkpatrick Farms in Aldie, a planned community with a community center, swimming pool, tennis courts, walking trails and nearby shopping centers.

The builder is including a morning room or lower-level recreation room and $50,000 in free options when buyers use the preferred lender.

Each single-family home in this Loudoun County community will be built on quarter-acre to half-acre sites and include a brick front, 4-inch vinyl siding, professional landscaping and a two-car garage.

All nine models feature three or four bedrooms; 2 1/2 baths; hardwood floors in the foyer, kitchen and powder room; 9-foot ceilings on the main level; a gas fireplace; a first-floor study; and a carpeted staircase. The homes have from 1,680 to 3,576 finished square feet, with base prices from $419,990 to $589,990. Homeowner association fees are $67 per month.

The Oberlin model, with 2,632 square feet, is priced from $549,990. This home has a two-story foyer with columns framing the entrances to the living room and formal dining room.

The main level has a corner study with an adjacent powder room. The central family room has columns and opens into a center-island kitchen with an adjacent breakfast area.

Upstairs, the master suite has a walk-in closet and a bath with a soaking tub, separate shower and double-sink vanity. Three more bedrooms, a second full bath and a laundry room complete this level.
