The first-time homebuyers federal tax credit has galvanized some Washington-area buyers, giving them the added incentive to go to settlement on a new home prior to Dec. 1 (when the tax credit expires).

The tax credit, limited to buyers with incomes up to $75,000 for singles and up to $150,000 for married couples, isn’t the only reason renters with stable income, good credit and some savings should be looking for a home. Continued low interest rates and the availability of Federal Housing Administration (FHA) mortgage loans with a down payment requirement of just 3.5 percent are making this a good time to look for a new home.

In recent years, finding an affordable home in the Washington area has been difficult for many first-time homebuyers who found that new homes in their price range were usually condominiums or town homes - or perhaps a rare single-family home in a distant suburb.

Now that the market has changed, buyers can find single-family homes priced under $450,000 in Montgomery County, Prince George’s County, Loudoun County and Prince William County, along with more distant communities. In the District, Fairfax County and Arlington County, new homes under $450,000 are generally town homes or condominiums, although some resale single-family homes are affordable to first-time buyers.

A buyer with an FHA loan would need $15,750 as a down payment on a $450,000 home. Qualifying for a loan depends on individual circumstances such as income, credit score, savings and other debts.

Of course, there are some first-time homebuyers who can afford to spend much more on a home, but most are looking for a more affordably priced place to purchase. The following represents a sample of single-family homes with base prices under $450,000 in the Washington area.

Beazer Homes Corp. (www.beazer.com) is building two collections of single-family homes priced from the upper $300,000s to the low $400,000s at Village Green in Leesburg.
