Ryan Homes is building 106 town homes at Tuscarora Creek in Frederick, a community with plans for a swimming pool, club, tennis courts and ball fields. The community has scenic views and is close to shopping and dining in downtown Frederick.

The builder is offering $7,000 in closing costs with the use of a preferred lender.

Each home in this Frederick County community will include low-maintenance vinyl siding and professional landscaping.

Inside, each home has three bedrooms and two baths; oak cabinets and a pantry in the kitchen; a walk-in closet in the master suite; a security system and gas heat.

The homes, all Fairmont models, have 1,320 to 2,402 finished square feet, with prices from $219,990 to $252,990. Homeowner association fees are $95 per month.

The standard Fairmont plan has an entrance on the main level into a foyer with a coat closet and a storage closet. Buyers can upgrade this model with a half bath in place of the storage closet. A step up from the foyer leads to the living room.

At the back of the home is a country kitchen with an optional center island. Buyers can add a morning room or a sunroom off the kitchen and a fireplace.

Upstairs, the master suite has a walk-in closet and a bath. Two more bedrooms and a second bath complete this level.

Alternate floor plans are available with one bath for all three bedrooms to share and with a luxury master bath with a soaking tub and separate shower.

If the sunroom or morning room additions are chosen, the master suite can be expanded with a sitting area and larger luxury bath.

The lower level can be finished with a recreation room, study and half bath.
