Southern Maryland has preserved its country charm while adding city amenities for longtime residents and new commuters. As the Washington suburbs expanded south, the region went from a primarily rural and agricultural area to one where history intermingles with modern conveniences and suburban neighborhoods.

Charles and St. Mary’s counties have become prime locations for new home developments.

In Charles County, Route 301 is lined with shopping centers, restaurants, car dealers and other businesses. New home developments are primarily concentrated in Waldorf, about 20 miles south of the District.

Waldorf

Centex Homes is building four-bedroom single-family homes at Avalon West. Priced from the mid-$300,000s, the homes range from 2,427 to 2,818 square feet with two-car garages. There are three floor plans.

In Waldorf’s Fairway Village community, Lennar Corp. has three-bedroom town homes priced from the low $200,000s. Prices for the Abbey plan, with a one-car garage, start at $233,990.

The Kentwell plan, with a two-car garage, is base-priced at $267,990. The Kentwell includes a 17-by-19-foot great room on the main level. Upstairs, the owner’s suite has an 11-by-16-foot bedroom, walk-in closet and luxury bath with a double vanity, tub and separate shower. Ryan Homes is building four-bedroom single-family homes with two-car garages in Waldorf with prices in the low $290,000s. Located in the Brentwood subdivision among mature trees and open space, these luxury homes have up to 4,700 square feet. Some home sites back to woods or open land.

The Avalon is the largest floor plan, base-priced in the mid-$360,000s. While this model comes standard with four bedrooms, the first-floor study can become a fifth bedroom and buyers may choose to turn the nearby half bath into a full bath. La Plata

La Plata is home to county offices, and the town is becoming a thriving business center with a host of companies, stores and restaurants.

Steuart-Kret Homes in La Plata offers town homes, carriage homes and four- to five-bedroom single-family homes at Agricopia. The three-bedroom, 2 1/2-bath town homes start at $289,900. There are four models, all designed to feel like a single-family home. Each town home has a private yard. Kitchens feature upgraded cabinetry and appliances. Buyers may choose a three-story town home with a two-car garage or a two-story town home with a full basement and a detached two-car garage. Square footage ranges from 1,851 to 2,358.

The carriage homes feature brick fronts and basements. Prices range from $349,990 to $391,990. One of the largest models is the Bristol, where a two-story foyer opens into the formal living room and dining room. There is a corner library in the rear. There are six single-family floor plans with 2,660 to 3,504 square feet. White Plains

Lennar has an active-adult community in White Plains, Heritage at St. Charles. The community features low-maintenance, one-story single-family homes. The community boasts a lifestyle director, a club and an indoor pool. Homes are priced from $269,990 to $309,990.

Bryans Road

Richmond American Homes Inc. is building homes at Bryans Crossing in Bryans Road that start in the $290,000s. These three- and four-bedroom single-family homes are located off Indian Head Highway. They offer seven different plans. The Angelina has 1,975 square feet, three bedrooms, a huge walk-in closet and a kitchen that opens to the family room. St. Mary’s County is known for its historic sites. The Patuxent River Naval Air Station in Lexington Park plays a large part in the county’s economy, as it employs about 20,000 people. Most new home developments are in the areas of Lexington Park and California.

Lexington Park

Richmond American Homes is building single-family homes in Lexington Park’s Southwoods community. There are seven different floor plans with 1,950 to 2,700 square feet. Prices range from $259,990 to $339,990 and the homes come with three, four or five bedrooms.

The four-bedroom Waterford II is one of the most popular floor plans. At 2,700 square feet, it features a large family room with optional columns, extensions and a beamed ceiling. Ryland Homes is offering four-bedroom single-family homes in Westbury starting at $248,990. The community features tot lots and a pool.

Each of the five floor plans comes with four bedrooms and 2 1/2 baths. The smallest model is the Hudson with 2,048 square feet. It has two formal rooms, a spacious family room and a main-level laundry room.

California

Stanley Martin Homebuilding LLC is building in the planned community of Wildewood in California. Community amenities include a club, park, running and biking trails and a swimming pool. The neighborhood features both town homes and single-family homes.

A new section, Primrose Park, will open in the fall. The Towns will have 20-foot-wide, three-bedroom garage town homes with more than 1,800 square feet. The Singles will have six different floor plans that range from 2,100 to 2,900 square feet.

The Federalist collection of single-family homes consists of four home plans ranging from 1,809 to 2,596 square feet. One of the models, the Maybeck III, starts at $312,990 and has a front porch and a rear garage. Other features include a large master suite, an optional home office and an optional loft. Thomas Builders Inc. has three-bedroom town homes selling from the low $200,000s at Beverly Hills.

Great Mills

Marrick Properties Inc. offers eight different floor plans at Cecil’s Mill.

This community of about 100 houses on quarter-acre lots is just minutes from neighborhood restaurants, grocery stores and retail shops.

Prices start at $249,900, and square footage ranges from 1,200 to 3,250.

The Grandhaven plan includes a front porch, a gourmet kitchen with a center island, two walk-in closets in the master suite as well as a large sitting area. This home also offers the option of a main-level in-law suite.

According to the builder’s Web site, an immediate-delivery home with four bedrooms is currently available for $299,999.
