SYG Associates Inc. is building 86 single-family homes on quarter-acre sites at Ellis Mill Estates in Gainesville, near the Virginia Gateway shopping center and Interstate 66.

Each home in this Prince William County community will include a traditional exterior with vinyl siding, professional landscaping and a two-car garage.

Inside, all five models feature three to five bedrooms with 2 1/2 or 3 1/2 baths; hardwood floors; 9-foot ceilings; six-panel interior doors; Colonial-style trim; a gas fireplace; a choice of appliance finishes in the kitchen; ceramic tile floors; two ceiling fans; cathedral ceilings in the master bedroom; a rough-in for a lower-level bath; and gas heat and hot water.

The homes have about 2,700 to 3,700 finished square feet, with base prices from $389,990 to $519,990. Homeowner association fees are $600 per year.

The Bel Air model, with 3,700 square feet, is priced from $499,990. This brick-front home features a two-story foyer flanked by the formal living room and formal dining room.

The main level includes a study with a bay window and adjacent half bath, along with a two-story family room with a wall of windows, a fireplace and built-in bookcases. The breakfast area opens to the center-island kitchen, which has a pantry, a rear staircase and an adjacent laundry room.

Upstairs, the master suite has a separate sitting area, two walk-in closets and a luxury bath with a soaking tub, a separate shower and a double-sink vanity.

The second bedroom has a private full bath, and the third and fourth bedrooms share a full bath off the hall.
