In these days of bargain home hunting, some buyers look for new homes that are available for immediate occupancy, believing that these homes offer the best deal. Immediate-delivery homes can sometimes be a real bargain, but just as often they are priced in line with other homes in a development.

Immediate-delivery homes are completed (or nearly completed) with optional features already in place and included in the price. These homes appeal to buyers who are flexible about the optional features in a home and will be content with the finish choices made by the builder.

Immediate-delivery homes are sometimes the model home for a community that is nearing completion, which means that buyers can enjoy the benefits of a home that showcases the best available features in the development. In other cases, the quick-delivery homes are simply the final few in a development or sometimes just a group of homes the builder wants to finish and sell before moving into another phase of development or another community.

In recent quarters, many Washington-area builders have limited construction in new developments while waiting for the pace of sales to increase. As existing inventory is snapped up by buyers interested in taking advantage of the first-time homebuyers tax credit, low interest rates and more affordable prices, fewer immediate-delivery homes are available.

Buyers interested in an immediate-delivery home can search on builder Web sites or at the sales offices of individual developments to find properties ready for occupancy now, in a few weeks or in a few months.

The following condominium homes in the District, Maryland and Virginia have recently been listed as immediate-delivery homes on builder Web sites, but these homes may have been sold by the time of publication.

Beazer Homes Corp. (www.beazer.com) has an Aspen model town-home-style condominium available at Brambleton, a planned community in Ashburn with an abundance of recreational amenities and a town center with shops and restaurants. The Aspen model, a lower-level home with three bedrooms, 2 1/2 baths and a one-car garage, has 1,547 finished square feet. This home has an open living and dining room on the main level, a front porch and a kitchen with a pantry. The laundry room is on the upper level near the master suite. This home is priced at $279,990. An additional Aspen unit will be available in November and is priced at $306,942. Call 888/623-2937.

At Market Center in Haymarket, several town home-style condominiums are available now. This community includes a swimming pool, bathhouse and multi-purpose court. It is close to shops and restaurants. An upper-level Vail unit, priced at $239,990, has about 2,200 finished square feet with three bedrooms, 2 1/2 baths and a one-car garage. The home has a study, an open living room and dining room, and a center-island kitchen open to the breakfast area and family room. Several more Vail units will be ready in January.

In addition to the Vail unit, an Aspen model is ready now at Market Center, priced at $219,990. This lower-level model has two bedrooms, 2 1/2 baths and a one-car garage. Another Aspen model, priced at $240,475 is available now. Call 888/623-2937.

K. Hovnanian Homes (www.khov.com) has a Benson model town-home-style condominium available now at Emerson Park in Northeast Washington. This town home includes three finished levels with four bedrooms, 3 1/2 baths and a two-car garage. The home has 1,977 finished square feet and is priced at $369,990. Special features in this home include hardwood floors, crown moldings and a security system. Emerson Park residents can walk to the Fort Totten Metro station. Call 202/529-1209.

Lennar Corp. (www.lennar.com) has four Sterling model homes and four Wedgewood model homes available this month at Melody Landing in Woodbridge. This planned community, located near commuter routes, recreational amenities, shopping centers and restaurants, will eventually include a swimming pool, fitness center and tot lot. The town-home style condominiums in Lennar’s city homes collection each have three levels. The Wedgewood models, priced at $219,990, have a one-car garage and dual master suites upstairs. The Sterling models, priced at $242,990, have a one-car garage, an open living and dining room, a center-island kitchen and breakfast area, and three bedrooms with two baths upstairs. M/I Homes Inc. (www.mihomes.com) has two Barrington model condominiums available now at Potomac Club in Woodbridge, a planned community with a club, social lounge, fitness center, swimming pools and even a rock climbing wall. This gated community is adjacent to the Potomac Town Center. The two available homes, priced at $269,272 and $289,990, each have three bedrooms, 2 1/2 baths and a one-car garage. These two-level homes have 1,950 finished square feet. Call 703/590-0509.

PN Hoffman Realty (www.pnhoffman.com) has several condominium homes available now at Union Row, in both the Flats and the Warehouses. (The Flats are more than 94 percent sold, and the Warehouses are more than 95 percent sold.) The buildings, located on 14th Street Northwest between V and W streets, include green building features, are approved for Federal Housing Administration (FHA) and Department of Veterans Affairs (VA) financing and are available for immediate occupancy.

The development is two blocks from the U Street/Cardozo Metro station and one block from a bus stop. Shops, including an organic market, are on the ground floor of the complex, and multiple shops, restaurants and entertainment venues are within walking distance. Building amenities include a resident lounge on the first floor and an outdoor lounge on the eighth floor.

Each of the remaining homes for sale in the Flats has one or two bedrooms, two baths and a balcony or roof terrace. Some include a den. The homes are priced from $699,900 to $899,900. Two of the penthouse-level homes include both a balcony and a roof terrace.

In the Warehouses, two homes are available now, priced at $1,100,900 and $1,200,900. Each has 2 1/2 levels with a loft and three bedrooms. One includes 2 1/2 baths, while the larger unit includes three baths, a study and an upper and lower terrace. Call 202/232-1997, ext. 103.

Ryan Homes (www.ryanhomes.com) has a town-home-style condominium available now at Virginia Landing in Oxon Hill. This Prince George’s County community has four Metro stations on three different lines within a 6-mile radius and is 2.5 miles from National Harbor.

These stacked town homes have three bedrooms and two baths, with an attached one-car garage. The upper-level Picasso model, available now, is priced at $264,990 and has living and dining areas on the main level. There is an eat-in kitchen, which opens to a deck and a family room. Upstairs, the master bedroom has a luxury bath and two walk-in closets. This level has a laundry room, a second full bath and two more bedrooms. Call 301/630-6925.

Toll Bros. Inc. (www.tollbrothers.com) has six condominiums available now at White Flint Station, a North Bethesda community within walking distance of the White Flint Metro station, shops and restaurants. The building includes a two-story clubroom, concierge services, a resort-style swimming pool, a fitness center and a business center. These six available units have one to three bedrooms, one or two baths and 759 to 1,400 square feet.

Amenities included in many of the homes are hardwood floors, a balcony, a family room, a luxury master bath and a gourmet kitchen with granite counters, stainless steel appliances and maple cabinets. The homes are priced from $318,990 to $599,900. Call 301/468-0300.

Toll also has five condominiums available at the Stratford Club in Leesburg, a community with a club, a fitness center and a resort-style swimming pool. The available homes have one to three bedrooms with one or two baths and 856 to 1,256 finished square feet. Prices for these homes range from $188,995 to $249,995. Each home has a balcony or patio.
