M/I Homes Inc. is building 114 single-family homes on up to quarter-acre sites at Balmoral in Upper Marlboro, a planned community with a walking trail, ball fields, picnic areas and a future community center with a swimming pool.

Each home in this Prince George’s County community will include a brick front, professional landscaping and a two-car garage.

Inside, all six models feature four bedrooms; 2 1/2 or 3 1/2 baths; hardwood floors; 9-foot ceilings; crown and chair-rail and shadowbox moldings; a gas fireplace; oak cabinets and Corian counters in the center-island kitchen; ceramic tile floors; a luxury master bath; a rough-in for a lower-level bath; dual-zone heating and air conditioning; and gas heat and hot water.

The homes have about 2,833 to 4,160 finished square feet, with base prices from $424,990 to $499,990. Homeowner association fees are $75 per month.

The Williamsburg II model, with 4,078 square feet, is priced from $499,990.

Inside, a two-story foyer is flanked by the formal living room and formal dining room. At the back of the home are a library with an adjacent half bath and an octagonal family room with walls of windows.

This level also has a kitchen and breakfast area, a butler’s pantry, a mudroom, and front and rear stairs.

Upstairs, the master suite has a boxed ceiling, a separate sitting room, two walk-in closets and a luxury bath.

The second bedroom has a private full bath, while the third and fourth bedrooms share a bath. A laundry room completes this level.
