One of the most popular areas in Northern Virginia for vacation homes and retirement or pre-retirement living is Fredericksburg, where a number of active-adult communities are under development. Located conveniently between Richmond and the District, this area of the state boasts plenty of cultural amenities; historical sites to visit; and golf courses, lakes and rivers for enjoying nature. Fredericksburg itself offers many restaurants, art galleries, antiques stores and shopping centers.

Virginia Heritage at Lee’s Parke, an active-adult community under development by Lennar within the planned community of Lee’s Parke, offers residents a plethora of recreational and social amenities designed to keep residents physically and socially active.

Active-adult communities, restricted to residents age 55 and older, include plenty of residents who still work full or part time but are ready to enjoy living in a low-maintenance home and taking advantage of on-site amenities with the free time gained from the lack of homeowner chores.

Eight hundred homes are to be built at Virginia Heritage at Lee’s Parke. Residents can enjoy a 16,000-square-foot clubhouse with activity rooms, card rooms, billiard rooms, a lounge, a library and a ballroom. Lennar is building single-family homes at Virginia Heritage at Lee’s Parke, base-priced from $219,990 to $344,990 for 1,403 to 2,516 finished square feet. The homeowners association fee of $200 per month includes trash removal, snow removal on streets and sidewalks, maintenance of the common grounds, FiOS service and membership in the community center.

The homes include two or three bedrooms, two or three baths, and a two- or three-car garage. Some homes include a powder room. Standard features include a low-maintenance exterior with vinyl siding and brick and stone details, an asphalt driveway, a sodded lawn and 30-year architectural roof shingles. Inside, the homes have hardwood flooring in the foyer and powder room, recessed lighting, 9-foot ceilings on the main level, two ceiling fans, and ceramic tile flooring in all baths. The master bath has a soaking tub and separate shower. Each kitchen has furniture-grade cabinetry and Corian counters.

For a limited time, Lennar is offering $5,000 toward closing costs and a fireplace package.

The Boxwood model, with 1,744 finished square feet, is priced from $259,990. This home has a foyer entrance with two nearby closets. At the front of the home is a multipurpose room that owners can use as a formal living room, a formal dining room, a library or a guest room.

This home has an open center-island kitchen, dining area and family room with two windows on one side and a sliding-glass door to the backyard. Buyers can add a fireplace to the family room.

The first-floor master suite includes a walk-in closet and a standard closet, windows on two sides, and a luxury bath with a soaking tub, a separate shower and a double-sink vanity.

Nearby are a second bedroom with a double-door closet, a second full bath and a laundry room with a door to the two-car garage.

This model includes an unfinished basement level with a three-piece rough-in for a future full bath.
