At Summersgate, the Eastern Shore's newest active adult community, residents age 55 and older can enjoy recreational amenities on a 44-acre campus that is near beaches and shopping areas.

Located in Salisbury, Summersgate will eventually have condominiums, duplex-style villas and single-family homes. The first phase of the development will include 94 villas, each with a two-car garage, and 100 condominiums with optional garages. The condominiums are base-priced from $205,000 to $225,000. Single-family homes are base-priced from $366,000 to $389,000.

Sidewalks and walking trails will wind throughout the community, and residents will also have the exclusive use of a 7,500-square-foot clubhouse with a library, a computer suite, a fitness center, a game room, a party and meeting room and a swimming pool. Homeowner association fees, which are estimated at $225 per month for the villas and single-family homes, include snow removal of driveways and sidewalks, landscaping and pest control. Condominium fees are estimated to range from $240 to $282 per month.

Built by Vantage Point Retirement Living Inc., the homes at Summersgate will include 9-foot ceilings, cathedral and tray ceilings and custom millwork and accent moldings. The homes have hardwood floors in the foyer and kitchen; ceramic tile floors in the baths, prewiring for Internet access and a luxury master bath with a soaking tub and separate glass shower.

The duplex villas, priced from $289,000 to $309,000, have a first-floor master bedroom with a tray ceiling and a luxury master bath, an open floor plan, a gas fireplace with a marble surround in the great room, finished stairs to walk-up attic storage and 36-inch wall cabinets and crown moldings in the kitchen. The homes have high-efficiency gas heating and air conditioning. The exterior of each home has maintenance-free brick wainscoting with 6-inch beaded vinyl siding, professional landscaping, a sodded front and side yard and a concrete patio.

Buyers can add second-floor living space such as additional bedrooms, a bath, a loft and an office. Other options include a sunroom, a master suite sitting room, bay windows, expanded decks, a larger great room, a home security system and upgraded appliances, flooring and cabinets.

The Arlington villa model is priced from $289,000 and has 1,690 square feet. It can be expanded to over 3,000 square feet with five bedrooms and four baths. This model has a front porch leading into a foyer with an adjacent den or bedroom with a cathedral ceiling and a closet. Two more closets flank the adjacent full bath. A laundry room is nearby and features a door to the garage.

At the center of this home is a great room with a fireplace surrounded by windows. Part of the great room is open to the second floor. Columns help form the entrance to a two-story breakfast area, which is open to the center-island kitchen.

The main level also has a master suite with a tray ceiling, a walk-in closet, a standard closet and a luxury bath.

The upper level can be finished with three more bedrooms, two more baths, a loft/media room and attic storage.

The Brandywine villa model is priced from $309,000 and has 1,780 finished square feet on the first floor. It can be expanded to over 3,000 square feet with four bedrooms and four baths. This home has a front porch leading into the foyer. Adjacent to the foyer is a den or second bedroom with a closet. A full bath is nearby.

The open floor plan at the back of the home includes a great room with a wall of windows and a fireplace, a lounge area, a breakfast area and a center-island kitchen.

The master bedroom suite has two walk-in closets and a luxury bath.

A laundry room includes a door to the two-car garage.

Upstairs, buyers can keep the space as attic storage or add a loft, two bedrooms and two full baths.
