Procopio Family Homes is building 16 single-family homes on one-third-acre homesites at Hunters Estates in Pasadena, near parks, golf courses, marinas and a public boat ramp.

The builder is offering $5,000 to $10,000 in closing costs and including many optional features with the use of a preferred lender and title company.

Each home in this Anne Arundel County community includes painted trim, 5-inch vinyl siding, a sodded lawn, professional landscaping and a two-car garage. Stone and brick fronts are optional.

Inside, all eight models feature three or four bedrooms; two full baths and one half bath; hardwood floors in the foyer, hall and powder room; 9-foot ceilings on the main and lower levels; crown and chair-rail moldings; a gas fireplace; 42-inch oak cabinets, granite counters and recessed lighting in the center-island kitchen; ceramic tile floors in the baths; a luxury master bath with a soaking tub and separate shower; a high-tech wiring system; a rough-in for a lower-level bath; and gas heat and hot water.

The homes have about 1,700 to 2,800 finished square feet, with base prices from $469,990 to $559,990. Homeowner association fees are $150 per year.

The Wescott model has 2,800 square feet and is priced from $559,990. This home features a two-story foyer flanked by the living room and dining room.

At the back of the house are a library, a family room and the center-island kitchen and breakfast area. This level also has a powder room and laundry room.

Options include finished lower levels, bay windows, sunrooms, upgraded appliances and cathedral ceilings.
