Luxury home buyers look for different elements according to their interests. For some, the size of the home is less important than the quality of materials used. For others, a floor plan conducive to entertaining is crucial. Other buyers focus on a neighborhood's amenities and proximity to restaurants or shops or a Metro station.

Keswick Homes is building three upscale custom homes at Welles Street in Vienna, where all these varying interests can be met. This enclave of homes is near Tysons Corner for shopping and dining, as well as the Vienna Metro station for commuting, and offers buyers a chance to customize their homes with as many as seven bedrooms.

The homes range in size from 3,125 to 3,473 square feet. Buyers may add more living space with a finished lower level, a finished loft level, a sunroom and room extensions. Other options for customization include a three- or four-car garage and a painted brick and stone exterior. The homes are built on half-acre lots and have base prices ranging from $1,249,990 to $1,549,990.

Each home has an all-brick front with fiber cement siding on the sides and rear, a brick stoop, an asphalt driveway, professional landscaping, a side-entry two-car garage and a coach light on the driveway.

Inside, the homes have at least four bedrooms and 3 1/2 baths. Standard features include a formal foyer, hardwood floors in the foyer, powder room, kitchen and breakfast area; an oak staircase with a carpet runner, 9- and 10-foot ceilings; a gas fireplace with a marble surround in the family room, French doors, crown and chair-rail moldings; recessed lighting, decorative columns and prewiring for multimedia, phones and ceiling fans. The homes have dual-zone gas heat and a gas water heater.

Each gourmet kitchen includes Corian counters, a Corian center island, a planning desk, 42-inch oak cabinets, a spacious breakfast area, a five-burner gas cooktop and double electric wall ovens. The master bath has Corian double-vanity sinks, a soaking tub and a separate shower. All the full baths have ceramic tile floors.

The Davenport model has 3,125 square feet and is base-priced from $1,249,990. This home has an expansive foyer that doubles as a reception room, with arched doorways into the living room and family room.

The formal dining room at the front of the home has a wall of windows and is open to the foyer. French doors lead from another corner of the foyer into the study, which has a wall of windows and optional built-in bookcases. Nearby are a powder room and closet.

The corner living room has two walls of windows that can be converted to double bay windows. The family room has windows flanking the fireplace and opens into the breakfast room, which is wrapped in two walls of windows. The breakfast room opens into the center-island kitchen. Just beyond the kitchen are a butler's pantry, a walk-in pantry, a mudroom with closets and a laundry room.

Upstairs, the master suite has multiple windows and an optional coffee bar and an optional fireplace. The suite includes two walk-in closets and a luxury bath. The second bedroom has a private full bath and a walk-in closet. The third and fourth bedrooms share a hall bath with a double-sink vanity.

An alternate second floor plan includes a bonus room over the garage with two walk-in closets and a private full bath. The optional loft level has a bedroom, a full bath and a loft area.

The lower level can be finished with a media room, wine cellar, an exercise room, a swimming pool changing room with a steam room and sauna, and a den, recreation room and full bath.
