The good news is that home sales are picking up. Yet during the past few years, builders have been slower to start new projects. This combination of circumstances means the available inventory of new homes has been reduced and that Washington-area buyers may find they will have to wait months before a new home is ready. Buyers in more of a hurry can search for “quick move-in,” “immediate-delivery” and “ready now” homes on builder’s Web sites or at new home communities.
Homes that are ready for occupancy within 30 to 60 days may carry a firm price because the builder has already included optional features such as a deck, an upgraded kitchen, a sunroom addition or hardwood floors. Buyers trying to determine whether an immediate-delivery home is a bargain need to compare the base price of the home they are interested in, along with the costs of optional features and lot premiums.
The following immediate-delivery town homes in the District, Maryland and Virginia were recently listed on the Web sites of various builders and may or may not still be available at the time of publication.
Brookfield Homes Corp. (www.brookfieldwashington.com) has two town homes ready now at Melody Landing in Woodbridge, each with 1,750 to 1,800 finished square feet with three bedrooms, 3 1/2 baths and a one-car garage. An end unit, priced at $341,833, has a brick front, hardwood floors, a deck, a master suite sitting area and granite counters in the kitchen.
