Active-adult living: Many amenities at Leesburg's Leisure World

Active-adult communities are often recognized for their social and recreational amenities that allow residents to stay physically and mentally fit. At Leisure World of Virginia, located on a 91-acre parcel of land within the planned community of Lansdowne in Leesburg, the amenities and activities go far beyond the typical walking trail and club. As the next phase of development begins, active adults have a unique opportunity to be a part of this established community.

IDI Group Cos. and RCC Inc. of California are developing Leisure World of Virginia, which will eventually consist of 10 high-rise buildings and four low-rise buildings with about 2,500 condominium homes. The plan calls for the buildings to be positioned in a circular pattern around landscaped open spaces and recreational amenities. The homes have Potomac River views, golf course views and parkland views that extend to Sugarloaf and the Blue Ridge Mountains.

The first three high-rise buildings are completed and occupied, along with the first enclave of low-rise buildings. A few homes are still available at Riverview, the recently completed (fourth) high-rise building. Presales are beginning for the next high-rise building, Stonebridge, which is on a bluff overlooking the golf course and the Potomac River.

The homes in Riverview include one bedroom, priced from the upper $200,000s; two bedrooms, priced from the low $300,000s; two bedrooms with a den or library, priced from the low $400,000s; and three bedrooms, priced from the mid-$400,000s.

At Stonebridge, the homes include one bedroom, priced from the low $300,000s; two bedrooms, priced from the low $400,000s; two bedrooms with a den or library, priced from the mid-$400,000s; and three bedrooms, priced from the $600,000s.

The homes have 921 to 1,790 finished square feet with ceramic tile floors in the foyer, kitchen and baths; Corian counters and a pantry in each kitchen; a luxury master bath with a soaking tub and separate shower; as well as a living room and separate dining room. The homes each have a balcony, which buyers may opt to enclose. Other options include adding an electric fireplace, moldings, granite counters and other upgrades.

The KK model at Stonebridge, priced from the mid-$400,000s, has 1,520 square feet. Just off the foyer is the kitchen, which opens into the dining room and includes a breakfast bar.

The home has a dining room, a living room and a library. The balcony is accessible from the living room and both bedrooms. The master bedroom includes a walk-in closet, a standard closet and a luxury bath. The second bedroom has two standard closets with a full bath across the hall. A laundry room is nearby.

Residents at Leisure World can enjoy a luxurious spa at the Lansdowne resort, two 18-hole golf courses, a nine-hole golf course, a pro shop and restaurants. Plans call for the majority of open space within Leisure World to be devoted to open space with nature trails, community gardens and landscaped areas. Recreational amenities include tennis courts, a club with year-round swimming, a fitness center, a library, a performance auditorium, activity and craft rooms, a bank and a hair salon. A second club is planned for the community, which has a 24-hour manned entrance gate.

Shuttle bus service is provided to local shops and restaurants. The nearest grocery store is five minutes away and Lansdowne Town Center is nearby.
