Kettler Forlines Homes is building 200 houses at Heritage at Princeton Woods in Dumfries, where residents can enjoy a swimming pool, tennis courts, tot lots and a soccer field. The builder is offering to pay all closing costs for buyers using a preferred lender.

Each home in this Prince William County community will include maintenance-free vinyl siding, professional landscaping, a sodded lawn and a two-car garage. Brick fronts and porches are optional.

Inside, all four models feature four bedrooms; 2 baths; hardwood flooring in the foyer; 9-foot ceilings on the main level; crown and chair-rail moldings; a gas fireplace; 42-inch recessed oak cabinets in the center-island kitchen; ceramic tile flooring in all baths; a master bath with a tub and separate shower; a high-tech wiring package; and two-zone gas heat.

The homes have from about 2,200 to 2,800 finished square feet, with base prices from $319,900 to $369,900.

The Franklin model, with 2,600 square feet, is priced from $344,900. This home features a two-story foyer with decorative columns flanked by the formal living room and formal dining room, decorative columns in the hall, a corner study with double doors, a powder room, and an open kitchen, breakfast area and family room with multiple windows and a fireplace.

Off the garage is a laundry room with closet space. This level can be modified with room extensions, bay windows, a portico or a porch.

Upstairs, the master suite has two walk-in closets and a bath with a corner tub, a separate shower and two separate sinks. Three more bedrooms and another full bath accessible from one of the bedrooms and the hall complete this level.

Options include finished lower levels, extended rooms, kitchen upgrades and second master suites.
