Beazer Homes is building 180 single-family homes on quarter-acre homesites at Pelham’s Reach in Culpeper, a community nestled in the foothills of the Blue Ridge mountains, near lakes, rivers, streams and woodlands.

Each home in this Culpeper County community will include 6-inch beaded vinyl siding, professional landscaping, a fully sodded lawn and a two-car garage.

Inside, all 11 models feature three or four bedrooms; two, 2 or three baths; volume ceilings; 42-inch cabinets and a full breakfast area in the kitchen, and a full unfinished basement with a rough-in for a bath. The Leesburg Series homes also include hardwood flooring in the foyer, a gas fireplace and a Colonial trim package.

The Fairways Series homes, which are ranch and two-story styles, have 1,482 to 2,130 finished square feet, with base prices from $212,990 to $244,990. The Leesburg Series homes, which have two stories, have 2,217 to 3,058 finished square feet with base prices from $248,990 to $293,990.

The Prescott model, part of the Leesburg Series, has 2,689 square feet and a base price of $278,990. This home features a two-story foyer, a corner library, a formal living room defined by columns, a formal dining room, a powder room, and a two-level family room with two walls of windows and a corner fireplace. A step-up connects the family room to the center-island kitchen and breakfast area.

Upstairs, the master suite has a walk-in closet and a bath with a tub, a separate shower and a double-sink vanity. Three more bedrooms, a laundry room and another full bath complete this level. The master suite can be expanded with a sitting room over a one-level foyer.
