Active adult communities often seem to cater to high-income retirees or soon-to-be-retirees, with lavish clubhouses, formal entrances with fountains and a high price tag to match.

The Poretsky Building Group Inc. has designed an active adult community, where residents must be 62 or older, with the same amenities as some of these upscale developments but with a lower price tag.

At Chestnut Oaks, now under construction in Fort Washington near the site of the National Harbor development, moderate-income seniors will be able to afford the one-, two- and three-bedroom homes.

Base prices for the homes range from $185,000 to $320,000, with monthly condominium fees of $215 to $320.

While the price may be a bit less than other active adult communities, the development still offers what many older buyers are looking for: a new home in a secure building with a sense of community and plenty of recreational opportunities and conveniences.

The stone and siding condominium building will have 149 homes accessible by elevators. The community recreation center has an on-staff activities director, a billiards room, an arts-and-crafts room, a library, a furnished lounge and game room and a 30-seat movie theater.

A spacious patio and a screened gazebo provide space for entertaining outdoors. The on-site fitness center includes an exercise room, men’s and women’s saunas and a whirlpool tub.

The building also includes a beauty salon, business center and health suite to serve the residents without the necessity of their leaving the building.

Golf courses and parks are nearby, along with several shopping centers. Ample parking is available at Chestnut Oaks for residents and guests.

The homes have 800 to 1,400 finished square feet and include a washer and dryer, an energy-efficient heating system, an all-electric kitchen, and individually controlled air conditioning and heating.

The Birch model has a foyer entrance with a closet, a door to the kitchen and a door leading into the den. This model has a spacious living room and a separate formal dining room with double doors leading into the den. The master bedroom has a sitting area, a walk-in closet and a private door into the full bath, which has a double-sink vanity.

The Dogwood model has a closet off the foyer with a nearby closet with a washer and dryer. The kitchen is just off the foyer, with a combined living and dining room just beyond the kitchen. This home has two bedrooms and two full baths, with a walk-in closet and private bath for the master suite.

The Hemlock model features a foyer leading into a combined living and dining room with an adjacent kitchen including a pantry. Double doors lead into a den. The master suite had a walk-in closet and a full bath with a double-sink vanity, a soaking tub and a separate shower. The second bedroom has a standard closet and is close to a second full bath.

The Juniper model has a powder room and kitchen off the foyer and a combined living and dining room. The master bedroom has a walk-in closet, while the second bedroom has a standard closet. The full bath has a double-sink vanity and a door to a closet with laundry machines.
