Living in Delaware offers many attractions, including proximity to beach communities, cultural amenities in Wilmington and the nearby Brandywine Valley in Pennsylvania. In addition, Delaware residents can reach Philadelphia, the District, Baltimore and New York City within a two-hour drive. Delaware has no sales tax, making it an appealing destination for shoppers.

K. Hovnanian Homes, which has developed its Four Seasons active-adult communities in many locations convenient to the District, is beginning to develop Four Seasons at Silver Maple in Middletown, Del. Silver Maple eventually will have 299 single-family homes along with an array of amenities for residents, who must be age 55 or older.

Four Seasons at Silver Maple is easily accessible from Delaware Routes 1 and 13 as well as Interstate 95. Nearby attractions include Christiana Mall, Lums Pond Park and the Dover Downs racetrack and casino.

Plans for the community include a 6,000-square-foot clubhouse with a patio, a fitness center, a billiard room, a card room and an aerobics room. Residents will be able to enjoy a swimming pool, a tennis court, a bocce court, horseshoes, a community garden, landscaped common areas and walking trails with pocket parks.

Preconstruction base pricing for the homes at Four Seasons at Silver Maple ranges from $219,990 to $309,990. The homes have 1,251 to 2,569 finished square feet and two to four bedrooms with two to four baths. Optional additions to the homes can increase their size, depending on model, to 3,150 up to 5,400 finished square feet.

Standard features include low-maintenance vinyl siding, a two-car garage with carriage-style garage doors, professional landscaping, front and rear electrical outlets and hose bibs, a fully sodded lawn, full irrigation and a concrete driveway.

Inside the home, standard features include a full basement, hardwood flooring in the foyer, two-panel doors, nickel door hardware, 9-foot ceilings on the main level, crown and chair-rail molding in the dining room, crown molding in the living room, and smoke detectors on both levels and in all bedrooms.

The homes come with a High Performance Homes Package for energy efficiency, including Energy Star certification, low-E glass windows, energy-conserving insulation and a high-efficiency gas furnace.

Each kitchen includes 42-inch oak cabinets, a self-cleaning range, a refrigerator with an ice maker, and a multicycle dishwasher. The baths have oak vanities with cultured marble tops and ceramic tile tub and shower surrounds. The master bath in each home has an oversized shower with a ceramic tile surround and a built-in seat.

The Sequoia model, the largest home available at Silver Maple, has 2,569 finished square feet and can be expanded to as much as 5,400 square feet. The preconstruction base price for this model is $309,990.

This home has a front porch leading into a foyer with an adjacent formal living room with two windows. Buyers can add extra windows to the side of this room. Just beyond the living room is the formal dining room. Buyers can add columns, a tray ceiling and a two-sided fireplace to the dining room. The fireplace would be shared with the family room.

Across the back of this home are an open family room with windows on two sides, a breakfast area and a kitchen with a breakfast bar.

The generously sized first-floor master suite has a double-door entrance into the bedroom, two walk-in closets and a private bath with two vanities and an oversized shower. Buyers can add a bay window or room extension to the bedroom and add a luxury bath with a soaking tub and separate shower.

The first floor also has a second bedroom and a laundry room. At the front of the home is a library or an optional third bedroom.

The main level can be expanded with a sunroom, a screened porch and a morning room. Buyers also can opt for a smaller living room and dining room with a smaller library if they choose to use the larger library as a bedroom.

Other options include finishing a loft level with two loft areas and a bedroom, an optional dormer window and a full bath. The lower level can be finished with a recreation room, a den, a full bath and an exercise room.
