Ryan Homes is building 292 town homes at Dakota Crossing in the District, near the Shops at Dakota Crossing on Fort Lincoln Drive in Northeast. The community includes a recreation center, an outdoor swimming pool, tennis courts and ball fields. A Metro bus stop is just outside the community.

Ryan Homes is offering $20,000 in closing-cost assistance with the use of a preferred lender.

Each home will include a brick front, low-maintenance vinyl siding, professional landscaping, a deck and a one- or two-car garage.

Inside, all four models feature two or three bedrooms; 2½ baths; hardwood flooring in the foyer, powder room and kitchen; 42-inch oak cabinets, granite counters and recessed lighting in the center-island kitchen; ceramic tile flooring in the full baths; Energy Star certification; and gas heat and hot water.

The homes have 1,642 to 2,218 finished square feet, with base prices from $327,990 to $399,990. Combined condominium and homeowner association fees are $307 per month.

The Fairgate model, with 2,218 square feet, is priced from $399,990. This home features an entrance on the main level into a foyer with a coat closet and a powder room.

The main level has an open living room and dining area. Buyers can add a gas fireplace and a column to the dining area. At the back of the house are the family room and kitchen. Buyers can add a powder room and convert the kitchen to a country kitchen.

Upstairs, buyers can choose a two-bedroom floor plan that includes a master suite with a walk-in closet and a luxury bath with a soaking tub and separate shower. A three-bedroom floor plan has the same master suite, but the second bedroom is divided into two rooms. Either floor plan includes a second full bath.

Buyers can add a cathedral ceiling or finished third level with a loft and dormer windows. The finished lower level has a recreation room, a laundry room and an optional full or half bath.
