Active-adult communities, restricted to homeowners age 55 and older, offer a variety of temptations for older people. While some are drawn to these communities for the camaraderie of living with neighbors who are in the same generation, others are eager for the simple pleasure of a low-maintenance lifestyle.

At Longacre Village in Camden, Del., K. Hovnanian Homes is building town homes and single-family homes, each with a first-floor master suite. The homeowners association takes care of snow removal and lawn care for the community and the individual homes, which are designed with low-maintenance exteriors.

This Kent County community, located within walking distance of the county library, shops and restaurants, is close to the Dover Downs Casino. Delaware beaches, including Rehoboth, are a short drive from Longacre Village. Community residents can enjoy a swimming pool and a clubhouse, along with a variety of community activities. Homesites have wooded or water views of one of the community ponds.

The single-family homes, which have 1,200 to 3,100 finished square feet, are base-priced from $174,900 to $259,900. Homeowner association dues are $130 per month.

All six single-family models have two or three bedrooms, two baths and a two-car garage. The homes have vinyl siding, a landscaping package, a fully sodded yard and a concrete driveway.

Inside, the homes have 9-foot ceilings on the first floor; two-panel interior doors; no-wax resilient flooring in the foyer, kitchen and baths; 42-inch cabinets and a stainless steel double sink in the kitchen; and ceramic tile tub and shower surrounds in the baths. The homes have low-E windows, energy-conserving insulation, a high-efficiency gas furnace and central air conditioning.

The Jasmine model, which has 1,866 to 2,500 square feet, is base-priced from $239,900 with a crawl space and from $254,900 with a basement.

This home has a front porch with columns. Inside, a formal dining room is adjacent to the foyer. Buyers can add a tray ceiling to the dining room.

Across the back of the house are an open family room and breakfast area with several windows. Buyers can add a fireplace to the family room or expand the space with a morning room or a screened porch. The breakfast area opens to a kitchen with a breakfast bar.

The master suite is in a separate wing and includes a bedroom, a walk-in closet and a private bath with a linen closet, a double-sink vanity and a shower. Buyers can extend the master bedroom, add a cathedral or tray ceiling, or add a luxury bath with a soaking tub and a separate shower.

On the opposite side of the house is a bedroom wing with a full bath and two bedrooms. The third bedroom can be converted to a library with a smaller closet and optional French doors.

The main level also has a laundry room next to the garage.

Buyers can add a loft level with an open loft or with a loft-style bedroom with a full bath and a walk-in closet.

Buyers who choose a lot with a basement can finish the lower level with two recreation rooms, a den, an exercise room, a wet bar and a full bath.
