Developers of active-adult communities, which are restricted to homeowners age 55 or older, have researched the desires of this age group and discovered they are eager to move into homes with fewer home-maintenance chores. In addition, active-adult buyers want to live close to their friends and family members, to cultural or volunteer opportunities, and be able to walk to stores to meet their daily needs.

At Legacy at Ellicott Crossing, Ryan Homes is building condominiums and villas in a new community in Ellicott City. Homeowners can walk to the Ellicott City Post Office, a Wal-Mart and a grocery store. A small retail center also is planned for the community.

Within a few minutes’ drive from Ellicott Crossing, residents can enjoy the restaurants, bakeries and antique stores of Historic Ellicott Crossing and more shops and restaurants at the Long Gate Shopping Center. A park-and-ride lot for commuter bus service also is located at Long Gate Shopping Center. The Chambord condominium model, which has approximately 1,380 finished square feet, is priced from $236,990 to $276,990, depending on the location. Condominium association fees are $165 per month. Ryan Homes currently is including $3,000 in closing-cost assistance or a gourmet kitchen with stainless steel appliances, upgraded flooring, cherry cabinets and granite counters for buyers who use NVR Mortgage to finance their purchase.

Each of the Chambord homes has 9-foot smooth-finish ceilings, hardwood flooring in the foyer, custom lighting package, ceramic tile flooring in the baths, a washer and dryer, and 42-inch oak cabinets in the kitchen.

The homes have a central great room with an optional cathedral ceiling and an open kitchen with a breakfast bar and a pantry. A sunroom with two walls of windows is off the great room, which also has a sliding glass door to a balcony. This home has a walk-in storage closet off the foyer, which also has an arched entryway to a hallway with a full bath, a laundry room and a secondary bedroom.

On the opposite side of the great room is the master bedroom suite, which has a bedroom with a glass door to the balcony, a standard closet and a walk-in closet. The master bath has a combination tub and shower.

Buyers can opt for a shower in either bathroom instead of a tub or they can choose a soaking tub and separate shower in the master bath. Buyers can also add a fireplace to the great room.

The second-, third- and fourth-floor homes include a home office adjacent to the second bedroom and the ground-floor homes have a patio. The fourth-level homes also have a loft above the master bedroom that overlooks the great room.
