Recreational amenities and schools with a good reputation draw young families to Ashburn Village, a planned community in Loudoun County. Employees of high-tech firms in the Dulles Corridor and their families are choosing this neighborhood, which has a variety of housing styles and sizes.

Amid the resort-style amenities of Ashburn Village, a pristine Colonial-style single-family home is now on the market for $515,000. Built just two years ago, this home includes more than 2,600 finished square feet of living space along with two bonus rooms, which can be completed to suit the new owners’ lifestyle.

Placed on a small corner lot, the house, at 44391 Agawam Terrace on the corner of Winola Terrace, offers a low-maintenance lifestyle with plenty of light and open space inside.

This home is in a development where homes are attached on one side to the house next door by a small section of wall. From the inside, the home is indistinguishable from a standard single-family home, and from the outside, the homes merely seem to have attached shed space. This home includes a side-entry two-car garage, plus a fully fenced rear yard, which can accommodate a deck, if desired.

Inside, the home features hardwood flooring throughout much of the main level, plus an elegant oak staircase with a hardwood landing leading to the upper level. The front door opens onto a two-story foyer with a Palladian window above, filling the main level with light.

A low wall with columns separates the foyer and the formal dining room, which has a picture window. Across the open hardwood hall is a formal living room with two tall windows.

Throughout the main level are high ceilings and open spaces, which add to the generous feeling of this home. Adjacent to the foyer, a set of French doors leads into a cozy study, which currently functions as a music room. The study includes three windows with transoms.

Beyond the living room, an open doorway leads into the family room, which has a fireplace with a built-in entertainment niche above. Across from the family room are the center-island kitchen and adjacent breakfast area, which also functions as sunroom.

An archway with knee walls and columns defines the breakfast area, which has three walls of windows with a Palladian window at the center and transoms. A glass door leads from the breakfast area to the back yard.

The kitchen includes a stainless-steel refrigerator, a double wall oven, granite counters and recessed lighting. The main level also includes a powder room and guest closet adjacent to the garage.

Upstairs, the main landing overlooks the two-story foyer, adding light to the hall. The airy master suite features a separate sitting room that also can function as a home office or study. A three-sided fireplace warms both the sitting room and the bedroom, and a few steps up lead to the bedroom, which has a tray ceiling and a walk-in closet.

The master bath includes a corner whirlpool tub, a separate shower and two separate vanities.

The entire upper level features Berber carpeting, and each of the three additional bedrooms includes a large closet. These three bedrooms share a hall bath that includes a double-sink vanity, and the fourth bedroom has two large windows plus a private entrance to the bath.

The upper level also includes a convenient laundry room.

The lower level includes a finished recreation room with Berber carpeting and a full bath. Two bonus rooms have been partially finished and could be converted to be used as a media room, exercise room, home office or guest space.

Several additional areas provide ample storage and include a built-in workbench. The partially completed lower level awaits a new owner to determine how the abundance of space should function.

Homeowners in Ashburn have automatic membership in the 32,130-square-foot Sports Pavilion, which has indoor and outdoor Olympic-size pools; sauna and steam rooms; exercise and weightlifting facilities; a full-size gymnasium; and racquetball, squash and enclosed lighted tennis courts for winter play.

Twelve miles of jogging and bike trails, baseball and soccer fields and more than 500 acres of open outdoor space with six lakes and ponds add to the appeal of Ashburn Village. The community also has three neighborhood recreation centers, each with meeting rooms, outdoor pools, tennis courts, and basketball and multipurpose courts.

Ashburn Village opened in 1987 and is in its final phase of construction, with an estimated 13,400 residents as of April 2003. Residential housing is expected to include 1,470 single-family homes, 2,074 town homes and 1,566 multifamily units.
