The National Association of Home Builders Web site (www.NAHB.org) includes a profile of the new active adult home buyer, which reveals that the average age of the buyers in age-restricted communities, where at least one homeowner must be age 55 or older, has dropped over the past 10 years from 67 to 61.

This group of buyers values ties to the community and will first look for a home near where they live, the NAHB profile reports.

Builders are responding to this information by developing active adult communities close to existing neighborhoods with plenty of recreational amenities to appeal to younger buyers.

The active adult developments in Prince George’s and Anne Arundel counties all include homes with one-level living.

Stavrou Associates Inc., a Lanham-based developer, has designed Cameron Grove in Upper Marlboro, which will feature about 860 homes set on 162 acres with tree-lined boulevards and cascading fountains.

Amenities include walking and biking trails, ponds, gardens and pavilions, tennis courts and a 14-acre park with a softball field, a golf chipping range and a pet park.

The town center has a garden with a fountain and a resort spa and health club. Other facilities include a fitness center, indoor and outdoor swimming pools, a performing arts center, a movie theater, a sports bar, a billiards room, craft studios, libraries and a business center.

Condominiums, base-priced from $210,000 to $305,000, have one or two bedrooms, a den/solarium off the living room, a dining area and one to two baths. Condominium fees for a two-bedroom home are $106 per month, with an additional $69 for the homeowners fees.

The two-bedroom cottages, with 1,478 to 1,571 square feet, feature a one- or two-car garage, two full baths, formal living and dining rooms, a large eat-in kitchen and a covered front porch.

The cottages are priced from $409,000 to $421,600. Monthly homeowner association fees are $157.

Single-family homes with 1,490 to 2,214 finished square feet on one level are priced from $499,000 to $527,000, with monthly homeowner association fees of $187.

These two-bedroom, two-bath homes have a two-car garage.

Slenker Land Corp.’s Central Parke at Victoria Falls in Laurel will include 609 homes when the community is complete.

Housing options will include 250 condominiums with elevators and garages, priced from the upper $200,000s by Sturbridge Homes, and 112 single-family homes placed on cul-de-sacs built by Michael Harris Development, priced from the low $500,000s.

Craftstar Homes Inc. and Drees Co. will be building 247 villas, with the Craftstar models priced from the mid-$300,000s and including a one- or two-car garage, while the Drees models include a two-car garage and are base-priced from the high $400,000s.

The clubhouse features an indoor and outdoor swimming pool, a sauna, a fitness center, billiards room, a business center and a terrace.

The community has a full-time lifestyle director and nature trails.

The community maintenance program includes maintaining the lawn, mulching, gutter cleaning and snow shoveling. Monthly homeowner association fees are $215 for the condominiums, $255 for the villas and $250 per month for the single-family homes. Condominium owners also pay $235 to $286 per month for condominium fees.

Condominiums for active adults are being built by Ryan Homes at Eden Brook in Odenton in Anne Arundel County.

Minutes away from shopping, these condominiums, built in four-story elevator buildings, are priced from the $280,000s and up. Monthly condominium fees are $165.

Interior features include high ceilings, upgraded lighting, ceramic tile baths and 42-inch cabinets. Each home will have two bedrooms, two full baths, a separate living room, separate formal dining room, and plenty of storage.

A sunroom and a patio or balcony are standard features, along with a sitting room off the master suite.

The Windsor model has a storage room and closet off the foyer, a living room, a dining room, a kitchen with a pantry, a sunroom and a patio or balcony. The master bedroom has a sitting area, a private full bath, a walk-in closet and an adjacent laundry closet. The second bedroom has an adjacent full bath.

Eden Brook will have a community clubhouse with a swimming pool, boccie courts and a putting green, plus open space and access to hiking trails and ball fields.

Eden Brook is adjacent to the planned community of Piney Orchard, and residents will have the opportunity to join Piney Orchard to gain access to that community’s recreational amenities.

The Gatherings at Cedar Ridge at Piney Orchard, Beazer Homes Corp.’s gated community, has 11 four-story elevator buildings with garages for a total of nearly 300 residences.

Cedar Ridge is part of the planned community of Piney Orchard in Odenton, which includes a marketplace with retail shops and restaurants, walking and biking trails, ball fields, an ice arena, indoor and outdoor swimming pools, tot lots, lighted tennis courts and a 45-acre nature preserve with boardwalk overlooks.

Cedar Ridge residents will have access to all the Piney Orchard facilities in addition to the community’s own amenities, including a community center with a swimming pool, tennis courts, a fitness center and an indoor lounge.

The Cedar Ridge condominiums have base prices from $291,990 to $399,990 and from 1,439 to 1,963 square feet. Condominium fees range from $375 to $400 per month.

All five models include two bedrooms, two full baths, 9-foot ceilings, moldings, tray ceilings and 42-inch cabinets in the kitchen. Buyers can customize with an electric fireplace, a whirlpool tub and a security system.

At Hearthstone at Severn Crest, Ryan Homes’ first single-family home development for active adults in Anne Arundel County, buyers can enjoy one-level living in a home with up to four bedrooms.

Located near Arundel Mills Mall and U.S. Route 1, the homes include hardwood flooring in the foyer and powder room, 9-foot ceilings, 42-inch cabinets in the kitchen, ceramic tile baths and upgraded siding.

The homes are priced from the mid-$400,000s to the mid-$500,000s, with homeowner association fees of $12 per month.

The Milford model, priced from the mid-$500,000s, has a two-story foyer, a dining room with an optional bay window and optional tray ceiling, a living room or optional study and a two-story family room open to the kitchen and breakfast area.

The first-floor master bedroom has two walk-in closets and a bath with a corner tub, a separate shower with a seat and two separate vanities.

The first floor also has a powder room and a laundry room leading to the two-car garage.

Buyers can add a morning room or screened porch off the kitchen and a sitting room off the master bedroom.

Condominium fees are $423 per month.

The Hampton Court Classic model includes a storage room and a closet off the foyer, a patio or balcony off the sunroom or alternate dining area, an open living and dining area and a kitchen with a breakfast bar and a laundry closet.

The Stonehurst model has a first-floor master suite with a private bath including a 5-foot shower stall with a seat or an optional oversized tub.

The center-island kitchen and breakfast area can be expanded, and the living room has a vaulted ceiling.
