While some Washingtonians know Woodley Park mostly as the location of the National Zoo, this neighborhood, centered on Connecticut Avenue Northwest and bordered by the Dupont Circle, Cleveland Park, Kalorama and Adams Morgan neighborhoods, is among the most sought-after in the city.
Shops and restaurants, along with Rock Creek Park and the zoo, bring countless visitors to the area and provide services and entertainment for residents.
Few new residential developments are available in this section of the city, creating a demand for condominiums, town homes or single-family homes in the area. The Murillo/Malnati Group (MMG) will complete Phase 1 of its development, the Woodley-Wardman condominium, in November. The second phase will be complete in May 2011.
The Woodley-Wardman consists of 39 condominium homes, including the restoration and renovation of four historic row houses facing Connecticut Avenue, two of which were built by Harry Wardman. Wardman built approximately 10,000 homes in the District in the early 20th century and also developed the Hay-Adams, St. Regis and Wardman Park hotels.

The homes range in size from 435 square feet for a studio to 2,225 square feet for a three-bedroom penthouse. Base prices are $299,900 for a studio, $449,900 to $625,000 for the one-bedroom homes, $499,900 to $959,900 for the two-bedroom homes, and $2,100,000 for a three-bedroom penthouse. Monthly condominium association fees range from $152 to $778. The building has been approved for FHA financing.
Unit 16 in the historic town-home section is priced at $850,000 and has 1,365 finished square feet. This home has a lower level with an open, two-level living and dining room with skylights, a powder room, a kitchen with an adjacent laundry room and a bedroom with a private full bath. Upstairs are a den and a master suite with a walk-in closet, a private full bath and French doors to a private roof terrace with space for a hot tub.
Unit 7, priced from $495,900, has 893 finished square feet. This home has an open living and dining room, an open kitchen with a breakfast bar, and a bedroom with a walk-in closet and a full bath. This first-floor home is part of the historic town homes facing Connecticut Avenue.
The $2,100,000 penthouse home in the tower has two levels of living space and 2,225 square feet. This home has a spacious foyer with a sliding glass door to the private roof terrace, which has space for a hot tub. The main level has an open floor plan with a living room with two glass doors to the terrace, a center-island kitchen, and a dining room with two walls of windows and an adjacent balcony. Upstairs, the master suite has a walk-in closet and a private full bath. Two additional bedrooms, each with a wall of windows and a walk-in closet, share a full bath off the hall. One of the bedrooms has a private balcony.
