“This home is less than one mile from a Metro station, and because it is on the west side of Route 355 near three parks, the neighborhood is sought-after,” says Realtor Stephanie Horwat with Weichert, Realtors in Bethesda/Chevy Chase. “It is getting pretty rare to find a single-family home around that area priced for $350,000, unless the home is in less-than-perfect shape. This home has new carpet and fresh paint and the bathroom has been refurbished, so it is a good value. There are a few town homes in this community that are selling for up to $400,000 if they are in good shape.”
At 7904 Tolkin Court in Bowie, a single-family home on 0.29 acres recently went under contract after being listed at $349,900. The five-bedroom, three-bath home, built in 1987, has a two-car garage, a wood-burning fireplace, granite counters in the kitchen, remodeled baths, gas heat, hardwood flooring, a deck and a fenced yard.
“Buyers in this area can find a lot of nice houses priced around $350,000. That seems to be the sweet spot for a nice Colonial in the neighborhood,” says Bill Kelley, a Realtor with Re/Max Leading Edge in Gambrills. “Staging is very important, and this house is well-decorated from top to bottom. In some nearby areas, it is possible to get a single-family home for $250,000.”
