Beazer Homes is building 196 town-home-style condominiums at Arora Hills in Clarksburg, a planned community with a 290-acre park, two swimming pools, play areas, walking trails, ball fields and a clubhouse. Shops and restaurants are nearby at the Milestone shopping center.

Each home in this Montgomery County community will include a low-maintenance, color-coordinated exterior with professional landscaping and a one-car garage. Each model has a deck off the main level.

Inside, both models feature two or three bedrooms; 2½ baths; hardwood flooring in the foyer; 42-inch oak cabinets, resilient flooring and a double-bowl sink in the kitchen; ceramic tile tub and shower surrounds and oak vanities with cultured-marble tops in the baths; and energy-efficient features such as low-E windows, a programmable thermostat, water-saving faucets and Energy Star dishwashers.

The homes have 1,547 to 2,215 finished square feet, with base prices from $269,990 to $295,990. Condominium association fees are $215 per month.

The Vail model, with 2,215 square feet, is priced from $295,990. This model has a lower-level portico opening into a foyer with a closet and stairs to the garage and to this upper-level unit. The Vail model is on the third and fourth floors of each town home.

The main level includes an open living and dining room with double doors leading into the study. A powder room is nearby.

At the back of this level are an open family room with an optional fireplace, a center-island kitchen and breakfast area with a pantry, and a sliding glass door to the deck.

Upstairs, the master suite has a walk-in closet and a private bath. Two more bedrooms, a second full bath and a laundry room complete this level.

Options include additional windows on the end units, a luxury master bath and an additional bedroom on the Aspen model.
